A 40 ft office container with a bathroom rents for $1,595/mo from our yard in Gypsum, plus the applicable zone delivery fee, and a $750 deposit reserves the unit and delivery window. It gives a long-running field team a full-length office with an enclosed bathroom at the far end, with a 3-month minimum in Zones A–E.

What kind of job needs this office?

This is a 40 ft ISO container converted into one ground-level field office. The enclosed bathroom makes it a practical headquarters when the superintendent, project engineer and visiting partners will use the room through multiple phases rather than for a short mobilization.

The extra length matters when the office is also a meeting room. A general contractor can keep working desks at one end and hold owner-architect-contractor meetings at the other without moving the daily plan set, printer and safety board every time visitors arrive.

Multi-year commercial and multifamily jobs are the clearest fit. The same layout works for resort base-area projects where trades rotate through a central office, and for municipal or utility programs that need a stable field location across a corridor of work.

The office also serves phased projects where moving into a finished building is not an option. It stays at ground level, so crews do not climb trailer stairs with drawings, laptops or wet winter gear, but it remains a jobsite unit rather than a residence; overnight sleeping is not allowed under Rental Agreement §7.

Choose the smaller 20 ft office family when a compact superintendent office is enough, access is tighter or separate site sanitation is already settled. What does the 40 ft office cost?

Published base rent is $1,595/mo. The reservation deposit is $750, is applied to the first invoice, and holds a specific unit and delivery window under Rental Agreement §2.

The office carries a 3-month minimum in delivery Zones A–E. Every Zone F placement has a 12-month minimum, so a Big Sky project should be budgeted differently from a Colorado placement even though the monthly base rent is the same.

Delivery and pickup are separate from rent. The delivery-zone schedule assigns the outbound fee by town; pickup equals delivery in Zones A–E, while Zone F pickup is quoted in writing before delivery.

Recurring invoices also include a 5% environmental fee on rent plus recurring upgrades; sales tax is its own line and is not part of that base. The standard protection option is a 12% damage waiver on rent plus recurring upgrades; the contractual insurance alternative is described in Rental Agreement §10.

Rates increase 5% on each anniversary of delivery. That anniversary line matters on a multi-year build, so carry it in the general-conditions forecast instead of treating the opening rate as fixed for the full project.

To cancel for a full deposit refund, send written notice more than 14 days before the first day of the delivery window. Inside 14 days, or if delivery is refused, the deposit is forfeited; review the complete timing in Rental Agreement §2 before reserving.

What is included when it arrives?

The unit is a standard 40 ft ISO container office. It includes an enclosed bathroom at the far end, mini-split heating and cooling, a 50-amp shore-power inlet, installed lights and outlets, and a vinyl-plank floor.

The shell is 40 ft long and 8 ft wide under ISO 668. We do not publish a height for this office because standard-height and high-cube 40 ft shells differ by a foot; confirm the height of the assigned unit with us before you plan a gate, canopy or overhead utility crossing on the route.

Electricity is the customer's responsibility and must enter through the provided inlet, with utility work performed by a licensed electrician. Keep snow, ice and debris away from the condenser, roof, doors and access path throughout the rental.

Water and sewer are the customer's to arrange, connect and pay for under Rental Agreement §7.5. If the proposed placement has no sewer tap, ask JOLT before reserving; do not send the reservation through on the assumption that JOLT will create a wastewater solution.

That utility decision should be made while reviewing the civil plan. Confirm that the chosen office location works for both truck placement and the customer-arranged water and sewer connections before crews occupy the surrounding laydown area.

How do most teams lay out the 40 ft room?

The bathroom takes the far end, so the working room is one long rectangle. Most superintendents put the plan table and printer closest to the entry door, where visiting inspectors, delivery drivers and trade foremen can be dealt with without walking through the office, and keep the desks for the project team toward the bathroom end where interruptions are fewer. Leave the wall opposite the door free for the drawing set, the schedule and the safety board, because that is the wall people face when they come in.

Arrange desks so nobody sits directly under the mini-split head, and keep furniture off the return-air side of the unit. Route power strips along the walls rather than across the floor between desks; the vinyl plank is durable but a cord run under a rolling chair is a trip hazard in a room that fills quickly on a Monday morning. Nothing may be screwed, welded or glued to the walls, floor or ceiling under Rental Agreement §7, so bring freestanding shelving, a rolling plan rack and a magnetic or freestanding whiteboard rather than planning to hang them. Keep a clear path to the bathroom door that does not pass behind anyone's monitor, and store cleaning supplies and spare paper inside the office; the customer keeps the bathroom clean and stocked for the length of the rental, and a room that hosts trade meetings gets judged on that as much as on the drawings.

Which upgrades can you put on it?

Container upgrades stack on this office. READY adds a plan table, two chairs, whiteboard, mini-fridge, microwave and heater, which is useful when the room needs to host OAC meetings as soon as it lands.

CONNECT adds a Starlink Mini, router and 50 GB Roam plan. Unlimited Starlink can be added when the project expects heavier use, but service depends on sky view, weather and load and uptime is not guaranteed.

WATCH adds a solar LTE panoramic camera, motion alerts and cloud clips. A second camera is available for the far end, a sensible layout on a 40 ft unit where one view may not cover both approaches; recording signage and consents remain the customer's responsibility.

POWER supplies solar panels, an LFP battery and inverter for Starlink, cameras, lights and laptops. It does not run the office HVAC, so the 50-amp shore-power plan still has to account for heating and cooling.

This office is not eligible for JOLT Express. The standard 2–4 week window applies even if no upgrades are selected; Express is reserved for the Base 20 ft office only.

What does the site need before the truck arrives?

A 40 ft delivery needs about 100 ft of straight-line clearance for our tilt-bed or flatbed truck under Rental Agreement §5.2. That is working room for placement, not merely the office length, and the full route must also accommodate turns, grade and overhead obstructions.

Prepare a firm, level, well-drained placement area. Mark utilities, remove parked equipment and material piles from the approach, and check for trees, eaves, power lines, temporary services and fence openings before delivery day.

Permits, zoning approval, HOA or landlord consent and utility locating belong to the customer. A customer representative must be present to direct placement, and site damage resulting from the placement directed by that representative is the customer's responsibility.

Glenwood Springs is Zone B — $550 each way, Keystone is Zone C — $750 each way, Steamboat Springs is Zone D — $950 each way and Denver is Zone E — $1,200 each way, a clear ladder of transport costs out from our Gypsum yard.

Big Sky is a Zone F placement: delivery is $1,795, the minimum is 12 months and pickup is quoted in writing before delivery, which makes early demobilization planning especially important.

Ask about mountain access before reserving if the route has a tight switchback, restricted bridge, seasonal road or narrow gate. The standard delivery window is 2–4 weeks, but that window does not waive the requirement for safe access and a prepared site.

How does delivery work?

Start at pricing to confirm the rent, fees and selected upgrades, then reserve online with the job address and requested window. JOLT assigns the zone, confirms the equipment and emails the reservation details after the deposit is paid.

During the lead time, JOLT fits the selected upgrade kits and schedules our truck from Gypsum. The site team should finish the pad, establish customer-arranged utilities, verify the approach and identify the representative who will meet the driver.

On arrival, the representative directs the final set location. JOLT places the office where directed, but the driver must be able to enter, set and exit safely; a failed delivery trip is charged under Rental Agreement §5.

Do not move or lift the office after placement. If phasing changes the site plan, JOLT can relocate it on site with our truck for $450; damage from an unauthorized move is excluded from the damage waiver.

What happens at pickup?

Give at least 15 days' written notice when the office is no longer needed. Rent continues until JOLT retrieves it, not merely until the field team stops using it, so tie notice to the demobilization schedule.

Before our truck returns, remove furniture and project property, disconnect customer utilities, clean the office and bathroom area, and remove all attachments. Restore clear access along the same route and keep the placement area reachable through snow, mud and changing laydown plans.

Property left inside is deemed abandoned under Rental Agreement §16. A failed pickup trip is charged, which is why the superintendent should verify access and readiness rather than assuming a demobilized site is automatically retrievable.

Pickup in Zones A–E uses the same fee as delivery. For a Zone F project such as Big Sky, JOLT states the pickup charge in writing before delivery, so the long-job budget can carry both mobilization and eventual retrieval from the start.
