What does a GC need on site the first week?

The first week needs a place to run the job, a controlled room for tools and material, and a perimeter that follows the logistics plan. One contact covers all three lines of jobsite rentals for general contractors in Colorado, but each line keeps its own minimum term, placement requirement and invoice.

Start with the Base office plus READY when shore power will be ready with the office. READY makes the unit usable for plan review on day one, but its heater and office loads still depend on site power. The mobile office inclusions guide separates Base equipment from READY.

Put WATCH on storage rather than treating a camera as a substitute for locked doors and controlled key access. The container is a one-trip, standard-height ISO box with no windows or man door. WATCH depends on LTE conditions, and the customer handles all recording notices, signage and consents under Rental Agreement §13.

Fence quantity follows the site plan. A typical infill lot or one-building commercial site often starts at 300–600 LF, but mark entrances and returns before reservation. The jobsite theft plan connects perimeter, storage, lighting and camera coverage.

Seasonal equipment should follow the schedule. Add a light tower from November through February, a ground heater in season for winter footings or slabs, and a hand-wash station where needed. It is not freeze-proof, so assign its winter care.

If the crew has no facilities, replace the Base office with the 40 ft office with bathroom at $1,595/mo. Water and sewer connections belong to the customer. That unit also needs more delivery clearance, so settle access before changing the office selection.

What does the kit cost per month?

Build the recurring budget line by line. A single allowance for GC rentals hides the fact that footage, upgrades and optional protection can change without changing the office or storage choice.

For a worked month with a Base office, READY, one storage box, WATCH and 400 LF of fence, carry these recurring lines:

  • Base office rent: $795/mo.
  • READY on the office: $125/mo.
  • 20 ft storage rent: $295/mo.
  • WATCH on storage: $129/mo.
  • Fence rent: 400 LF at $3.50/LF/mo, billed on the measured footage once the line is walked.
  • Optional damage waiver: 12% of rent and recurring upgrades. The alternative is a refundable deposit of one month's rent plus a certificate of insurance under Rental Agreement §10.
  • Environmental fee: 5%.
  • Sales tax: added as its own line.

The reservation and mobilization lines are separate:

  • Base office deposit: $750.
  • 20 ft storage deposit: $350.
  • Fence deposit: $500.
  • Fence installation: 400 LF at $1.75 as a one-time line.
  • Office delivery to an address such as Edwards or Avon: Zone A$400 each way.
  • Storage delivery: Zone A$400 each way.
  • Fence delivery and installation trip: Zone A$400 each way.

Carry demobilization in the estimate as well:

  • Office pickup: Zone A$400 each way.
  • Storage pickup: Zone A$400 each way.
  • Fence pickup: Zone A$400 each way.
  • Fence removal: 400 LF at $1.75 as a one-time line.

Your estimator adds the lines for the address. Deposits reserve equipment and delivery windows and apply to the first invoice. Recurring charges bill monthly in advance by auto-pay.

One call covers the whole kit, but billing runs one invoice per unit, so set that expectation before the purchase order is written. JOLT publishes line-item pricing, each unit carries its own delivery and pickup lines, and purchase-order terms that conflict with the Rental Agreement are rejected under §23.

The office carries a 3-month minimum; storage and fence each carry a 1-month minimum. Each rental then continues month to month until written pickup notice and retrieval.

How does delivery work on an active jobsite?

The standard delivery window is 2–4 weeks from reservation, so reserve backward from mobilization rather than from the day the superintendent wants keys. Express targets the Base office on site within 7 business days for $750. Express does not apply to storage, fence, Alpine, the bathroom office or seasonal equipment.

Our truck needs about 70 ft of straight-line clearance to place a 20 ft unit. The route also needs adequate overhead clearance, road width, turning radius and grade. Review the mountain delivery access guide with the earthwork and logistics teams before the delivery window.

Prepare a firm, level, well-drained pad. Locate and mark underground and overhead utilities, and keep a designated representative present to direct final placement. The representative should know the approved site plan, door orientation and retrieval route rather than making those decisions while the truck waits.

Separate the placement zone from active lifting and parking. If the pad, access, weather conditions or representative prevent placement, the failed trip is charged under Rental Agreement §5.

Delivery charges follow distance from our yard in Gypsum. Edwards and Avon are Zone A, Vail is Zone B, Breckenridge is Zone C, and Denver is Zone E. Pickup equals delivery in these zones, but every unit keeps its own delivery and pickup lines.

For fence, send a marked route with planned openings. JOLT delivers, installs and removes the panel system. Keep equipment, spoil piles and parked vehicles away from the route so the installation crew can follow the agreed line without improvising around new obstructions.

What power does the office need?

The Base office has a 50-amp shore-power inlet for its mini-split, lights and outlets. A licensed electrician must connect site power through the provided inlet under Rental Agreement §7. Do not cut, drill or bypass the unit's connection point.

Put the temporary power pole on the mobilization schedule with office delivery. Assign one person to confirm when the inlet can be connected. READY's heater and office loads need shore power.

If the pole will be late, choose the 20 ft Grid-Free office at $1,495/mo instead of assuming a small add-on power package will run office HVAC. Grid-Free includes WATCH, CONNECT and POWER, plus a 10 kWh battery pack that runs the HVAC without shore power. Solar, LTE and satellite service still depend on weather, terrain, sky view, network conditions and actual load.

POWER on its own runs Starlink, the camera, lights and laptops, not the Base office HVAC. That distinction matters when the field trailer plan lists communications power but the electrical schedule does not provide the office inlet. The off-grid office power answer helps the superintendent match loads to the package.

For the 40 ft bathroom office, the customer provides water, sewer and electricity. Keep those scopes in the sitework schedule.

How much fence should the job carry and where should it go?

Use 300–600 LF as a planning range for a typical infill lot or a one-building commercial site, not as an automatic order. Walk the proposed line and divide each straight run by the 10 ft panel width, rounding to complete panels. Mark construction entrances, worker access and material openings before JOLT installs the line. No gates are included in the published price, so an opening is a planned gap rather than assumed gate hardware. A late opening can change the run and interfere with stands or clamps.

Each chain-link panel is 6 ft tall by 10 ft wide and sits in steel tube stands joined by clamps. JOLT installs and removes the system at the per-foot rates.

No windscreen or privacy screen is included. Do not attach banners, signs, screen or other material without JOLT's written consent. Those attachments change how the panel line behaves, and field crews should not treat rented fence as a surface for project graphics.

The superintendent decides the access-control and safety plan. Review the Colorado and OSHA fence overview, then confirm requirements with the safety team and responsible authority. JOLT does not decide which perimeter a regulation requires.

Place the storage box where WATCH can view a useful approach, subject to LTE conditions, without blocking truck access for retrieval. Keep its cargo doors inside the controlled area when the layout allows. A welded lockbox and camera are parts of the plan, not replacements for inventory control and daily checks.

How do you sequence the kit across the job?

Mobilization starts with fence and storage. Install the agreed perimeter before loose tools and material accumulate, then place the storage box where its doors, WATCH view and later retrieval route all work. If civil work will change the perimeter, identify the later fence line before installation rather than assuming the crew can move panels.

Structure brings the office and power online. Prepare the pad, preserve the 70 ft placement path and coordinate the temporary power pole so the Base office can connect through its 50-amp inlet. Use Grid-Free when the pole schedule cannot support the superintendent's start date.

Add seasonal equipment against a dated need: a ground heater for winter footing or slab work, a light tower for short days, and a hand-wash station where servicing has an owner.

Close-out starts before the last subcontractor leaves. Give at least 15 days' written pickup notice, clear each unit, and restore our truck's route. Rent continues until JOLT retrieves the equipment under Rental Agreement §16, so a notice date is not the end of rent.

JOLT removes fence at $1.75 per linear foot. Keep both sides of the line clear and preserve the planned openings until removal is complete. A failed pickup caused by access, site conditions or equipment not being ready is charged, and rent continues.

If the office or storage pad has to move during the job, stop the field move. The customer may not lift, tow or relocate rented units. JOLT can perform an on-site relocation for $450 under Rental Agreement §5, after the new pad and access route are reviewed.

How should the kit change for winter work?

For a winter mountain placement, consider the 20 ft Alpine office at $1,895/mo. It includes the Grid-Free office equipment plus a mountain envelope, standing-seam over-roof, covered entry deck and backup heat. Its solar array and 10 kWh battery run the HVAC without shore power.

The ground heater rents for $1,450/mo in season. It is a trailer-mounted hydronic unit with insulated hose on a reel for thawing ground and curing concrete. The customer supplies fuel, thermal blankets are not included, and the fuel type and hose length are confirmed for the assigned unit when you reserve.

Add the light tower at $1,250/mo for work during the short days from November through February. Its trailer-mounted mast reaches about 30 ft and carries 4 LED floodlights. The customer supplies fuel and returns the tower at the delivered fuel level.

Winter care stays with the customer. Keep snow, ice and debris clear of roofs, condensers, panels, doors and access paths, and protect the equipment from site weather under Rental Agreement §7. Plan plowing so snow storage does not consume the office retrieval path or bury the fence route.

Check the hand-wash station separately because it is not freeze-proof. Decide whether the site can protect and service it before adding it to a winter layout.

Grid-Free solves a late power connection, not winter access. Its battery runs HVAC, but solar and communications still depend on site conditions.

Who handles permits and placement decisions?

The contractor is responsible for permits, approvals, zoning, owner permission and other site consents. JOLT does not decide whether a specific site needs approval.

Give the reviewer the unit, proposed location, utility plan, access route and duration. The bathroom office adds customer-provided water and sewer, so choose the unit before review is complete.

Final placement must preserve circulation required by the approved plans. JOLT follows the customer's placement direction, subject to safe truck access. Revise an unreachable location before the delivery window.
