Mississippi has 21 data centers under construction and 19 announced as of March 2026, against 10 operating, according to Aterio's March 2026 count. Dodge Construction Network ranked the state's 2025 data center construction starts third in the nation, on the strength of gigawatt-scale campuses in Madison County and Meridian.

Mississippi is the clearest case on the 2026 map of a state that did not have a data center industry and now has one of the largest construction programs in the country. The projects are hyperscale campuses on farmland rather than colocation buildings in an office park. For a site office, that means greenfield sites, long terms, generators before temporary power, and weather that has to be planned for.

Where are data centers being built in Mississippi right now?

Madison County. Amazon Web Services' program north of Jackson, announced in January 2024 as a multi-billion-dollar investment and the largest private investment in the state's history, covers two campuses near Canton, built in phases with their own substation program. The state legislature passed incentives for it in a special session.

Meridian and Lauderdale County. Compass Datacenters' campus at Meridian, announced in 2024 as a multi-billion-dollar program over ten years, is the east Mississippi anchor on Interstate 20, in Mississippi Power's territory.

DeSoto County and the Memphis metro. Southaven and Olive Branch, across the state line from Memphis, carry the metro's spillover: colocation and enterprise builds along Interstate 55, and power infrastructure tied to the large AI campuses on the Tennessee side.

The rest of the state. Rankin and Hinds counties around Jackson carry the colocation builds that follow a hyperscaler; the Gulf Coast has enterprise and government work.

Mississippi attracts campuses with large land parcels, power commitments, data center sales-tax exemptions and a construction workforce built on heavy industrial and shipyard work. Phases and names change quarterly, so each project should be checked against county filings or current local reporting.

Which hyperscalers, developers and general contractors are active in Mississippi?

Amazon Web Services and Compass Datacenters lead at campus scale, with colocation operators following them into the Jackson metro and DeSoto County.

The general contractors with data center groups working in Mississippi include Yates Construction, headquartered in Philadelphia, Mississippi, and one of the largest data center builders in the country; Brasfield & Gorrie; Holder; Turner; JE Dunn; DPR; Robins & Morton; and the Gulf Coast builders that grew up on industrial work. A Mississippi campus runs 18 to 24 months per building, in line with Georgia, and mobilizes on a greenfield site where the electrical contractor's office lands on a generator before the GC's temporary service is live. Command's generator inlet and LTE cameras suit that crew.

What does a Mississippi data center site office need?

Humidity, rain, wind and clay shape the site plan.

Humidity. Central Mississippi has sustained summer humidity. The Grid's walls are R-19 closed-cell foam, and its two mini-split heat pumps dehumidify as they cool. Keep the doors closed to humid outside air.

Rain and drainage. Mississippi rain and clay demand a prepared, draining pad and an approach that will support the delivery vehicle. The Grid is leveled on cribbing at its four corner castings.

Wind. Mississippi has tornadoes and takes the inland remnants of Gulf hurricanes. Every Grid receives four-point anchoring; the site should use the current anchoring plan and local requirements rather than assuming a universal wind design.

Lightning and heat. The Grid is a steel box that the site electrician includes in the project's grounding and bonding plan, and its tan finish reflects sunlight.

How does The Grid get to a Mississippi site?

A Grid is a legal-width load, so it moves by flatbed without an oversize permit, route survey or pilot car.

DC Deploy covers freight, tilt-bed placement or crane set, leveling on cribbing, four-point anchoring, an electrical rough-in walkthrough with the site's electrician, and end-of-term pickup. Read the full nationwide delivery package.

What does a Grid cost on a Mississippi data center site?

Mississippi projects use the same pricing as other lower-48 projects; see data-center pricing for current builds, terms, add-ons and protection.

What is the power picture in Mississippi and when does temp power land?

Entergy Mississippi serves Jackson and Madison County, where the Amazon campuses sit; Mississippi Power, a Southern Company utility, serves Meridian and the east and south of the state; DeSoto County is served by TVA through local distributors. The Madison County program came with substation and generation commitments, and a campus schedule is set by the substation program and permitting as much as by the queue.

For a site office, the utility's timeline matters on the day it lands. A Grid Command's 50 A generator inlet with a mechanical interlock lets a generator power the office until the electrician gets a 60 A circuit to the pad. The optional 25 kW standby generator is $1,850/mo plus fuel.

Do you need a permit for a temporary site office in Mississippi?

In Madison, Lauderdale, Rankin and DeSoto counties, a temporary construction office may be handled as an accessory to the project's building permit and shown on the site logistics plan. Local requirements vary.

Confirm the requirement with the authority having jurisdiction named on your building permit. Four-point anchoring is part of every DC Deploy; bring the project file's anchoring and insurance requests to the data center specialist before the delivery window.

How long is a Mississippi site office term?

A Mississippi building runs 18 to 24 months from permit to energized, so a single-building placement is a 12-to-24-month term, and JOLT's 12-month minimum with month-to-month after it fits without a renewal. The Madison County and Meridian campuses run six to ten years across many buildings, and on those the office moves every 15 to 20 months as a building turns over: one or two $1,250 relocations, not a new mobilization.

For a GC or electrical contractor running multiple buildings, buying can become worth comparing with rent. The buy page lists the purchase and lease-to-own plans.

How do multi-building Mississippi campuses use a Grid Campus?

A Madison County campus is built two and three buildings at a time over years, and the GC's project office, the owner's rep, the electrical and mechanical contractors and the security office all move as buildings turn over. A Grid Campus is 2 to 12 Grids in a row or stacked two-high on a Stack Kit, a stair tower, landing and guardrail at $395/mo plus $1,500 setup per stacked pair. A six-unit Command campus, three stacked pairs beside the main gate, seats 36 people at desks and 48 in meetings in the footprint of one double-wide. Six or more Command units on one Mississippi campus earn the volume credit for the first 12 months.

Which Mississippi counties and metros does JOLT serve?

All of them. The counties carrying data center construction today: Madison, which is Canton and the Amazon campuses; Hinds and Rankin, which are Jackson and its suburbs; Lauderdale, which is Meridian; DeSoto and Marshall, which are Southaven, Olive Branch and the Memphis metro; Harrison and Jackson counties on the Gulf Coast. Other Mississippi counties can be quoted too; DC Deploy is quoted per campus in one business day and the window is 6–8 weeks.

Nearby markets with their own JOLT pages: Louisiana, Georgia, Texas and North Carolina.

How do I reserve a Grid for a Mississippi project?

Choose Core or Command and send the site ZIP, quantity, target date and project details through the data-center reservation path; the confirmation carries the delivery window. Cancellation is free in writing more than 14 days before the first day of that window.

Separate Mississippi announcements from active construction

An announcement describes a program, not the condition at a particular gate. The Mississippi Development Authority's AWS release says the plan covers multiple data center complexes in two Madison County industrial parks. It also identifies site development and infrastructure assistance, which signals work beyond the data hall itself.

Procurement should still verify the current parcel, building package and notice to proceed. Ask the project team whether the office supports mass grading, utility work, a data-hall package or commissioning. Those phases can share a campus name while having different contractors, access points and need dates.

The state's Compass announcement describes eight planned data centers. The release gives an eight-year construction period. It also names the city, county and Mississippi Power as project participants. That is a program horizon, not proof that every planned building is permitted or under construction at once.

A useful reservation request therefore names the active package rather than only “AWS” or “Compass.” Include the parcel entrance, building identifier, controlling contractor, approved office pad and target window. If a later building is not yet released, keep it in the forecast instead of treating it as current quantity.

Build the permit packet around the actual authority

County and city boundaries matter on Mississippi campuses. Madison County Planning and Zoning administers building permits and construction inspections in its jurisdiction. The department also administers zoning and flood-damage-prevention rules.

For a Madison County placement, start with the approved civil and logistics drawings. Ask how the office relates to the main permit and whether it must appear on a revised site plan. Confirm which anchoring document, electrical permit and inspection sequence the authority expects.

Meridian uses a city process. The City of Meridian Community Development department identifies building-permit issuance, inspections, planning and floodplain management among its responsibilities. A site within the city should use that department's direction rather than assuming a county practice applies.

The permit packet should show the precise office location, access route, utility connections and accessible path selected by the project. Include the Grid build information and the four-point anchoring scope from DC Deploy. Ask the authority which supporting documents it wants instead of describing the unit as “temporary” and assuming no review.

Keep permit approval separate from delivery readiness. A stamped location does not prove the approach is firm, the underground utilities are marked or the placement representative will be present. Those field checks remain part of the customer's site responsibility.

Coordinate temporary power by campus and phase

The state announcements identify different utility relationships for the two major programs. The Compass release says Mississippi Power will supply the Lauderdale County facility. The AWS release identifies Entergy Mississippi as a partner in the Madison County program.

That distinction should appear on the office release sheet. Name the serving utility, the site electrical contractor, the temporary distribution owner and the expected office connection date. Do not use a statewide assumption for service rules or energization sequence.

Command can bridge a planned period before temporary service because it has a generator inlet with a mechanical interlock. The project electrician should confirm the load plan and connection. If the optional generator is selected, fuel remains a separate customer cost.

Plan the later transition as carefully as the initial connection. Record who decides when generator service can end, who confirms the shore-power source and whether the office will move before that change. A building-phase relocation may put the same room on a different part of the temporary distribution system.

The office network has a similar sequence. Command includes Starlink as backup to site fiber, but the project still assigns the fiber provider, termination location and network administration. Pair the power and network milestones in the phase plan because both can affect when the room becomes useful to its intended team.

Plan pads and access for Mississippi rain

The relevant question is not whether Mississippi receives rain. It is whether the approved pad, approach and drainage remain usable on the planned placement day. Review the current civil plan and recent site conditions before releasing freight.

Madison County's planning department administers flood-damage-prevention rules and makes official flood maps available through its office. Use the project's civil and floodplain review for the selected parcel. Do not infer suitability from a nearby road, an industrial-park address or a general county map.

Keep the office outside active drainage paths and areas reserved for later underground work. Confirm that grading changes have not redirected runoff across the pad. Inspect the approach as well as the final placement area because a sound pad does not fix a soft turn or blocked gate.

The National Weather Service Jackson climate page provides local climate resources for Jackson, Meridian and other Mississippi locations. Use the nearest relevant observation and the project weather plan when scheduling field activity. A statewide forecast is too broad for two campuses separated across central and eastern Mississippi.

Weather planning should produce decisions, not promises about the office. Name who rechecks access, who protects the site from flood and wind, and who keeps the unit's doors, panels and condensers clear. The agreement's equipment-use provisions describe the customer's responsibilities.

How many data centers are under construction in Mississippi?

Aterio's March 2026 count lists 21 under construction, 19 announced and 10 operating. Dodge Construction Network ranked the state's 2025 starts third nationally.

Is The Grid built for Mississippi weather?

The Grid uses R-19 closed-cell foam walls, an R-30 roof and two heat pumps. Four-point anchoring and a properly prepared draining pad are important for Mississippi sites.

Who is the utility and how does that affect the office?

Entergy Mississippi serves Madison County and Jackson, Mississippi Power serves Meridian, and TVA distributors serve DeSoto County. A Command's generator inlet helps cover mobilization before temporary power is ready.

Where are the AWS Madison County campuses and can JOLT deliver there?

The two announced campuses are near Canton, north of Jackson, and include their own substation program. Yes, DC Deploy serves the site under the lower-48 program.

How does the Grid handle Mississippi humidity and tornado season?
