A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Good crews have choices

What it costs you

The industry needs 349,000 more workers in 2026 (Associated Builders and Contractors). Crews notice where they are asked to work.

What JOLT changes

A warm or cool room, power for phones and tools, internet and a clean place to eat.

Placing an office in New Hampshire

We help you plan the placement. Here is what New Hampshire asks for.

On a private lot

Identify the New Hampshire municipality for the actual parcel. Bring the building official a drawing of the occupied office. Show its intended duration, power arrangement and everyday use. Ask planning whether the proposed location fits the property's approved use. Give any unoccupied storage box its own footprint. A school ground, industrial parcel and residential driveway may receive different answers. Keep the local building response with the parcel drawing. Ask the next New Hampshire municipality about its own parcel.

The Division of Fire Safety's state building-code guidance says the code applies in every New Hampshire municipality. It describes minimum requirements for structures. Local amendments are limited to administrative matters as of July 1, 2026. The state moved to the 2024 international code set with amendments effective July 1, 2026. The guidance describes six months of concurrency through December 31, 2026. During that period, applications could use the 2021 or 2024 set. From January 1, 2027, requests follow the later set. Ask the reviewing official which application rules fit your dates.

For a Manchester office, the Planning and Community Development applications list building and electrical permit routes. Show staff the actual occupancy and utility plan. Ask which city approvals apply to the proposed workroom. At a Concord, Nashua or smaller-town parcel, contact that community's own reviewers. Keep municipal zoning questions distinct from state code questions. Describe the storage unit as storage rather than an extra occupied room.

On a street or sidewalk

Find out who controls the New Hampshire public space beside the job. Manchester's encumbrance instructions require an encumbrance permit when a walkway narrows temporarily. They also address a closed street lane or blocked public right of way. Manchester asks for an approved traffic or detour plan. Get Manchester's encumbrance permit in hand before work begins. Show the reviewing office where any street-side use would occur. Differentiate the office's final position from temporary public-space activity.

Another New Hampshire municipality may use its own street forms. Ask its roadway staff about a unit remaining on public ground. Describe the width and duration of any proposed occupation. If the office stands on a private pad, mark the boundary clearly. Include any nearby pedestrian path on the drawing. A site bordering a state highway introduces a different public-space owner. Identify that authority before asking about placement. Keep roadway decisions separate from building and land-use answers.

For a Concord job, ask Concord staff about its own curb. Bring Concord's own street application to its reviewer. In Nashua, show the local reviewer where pedestrians would pass. Give the exact town the final position and intended dates. These conversations help distinguish a short obstruction from an office standing for the project. Keep the road authority's answer with the landowner's site sketch.

HOA and deed restrictions

Ask the New Hampshire property owner about the exact office position. On leased industrial land, seek the landlord's written consent. A condominium or HOA may set appearance and duration limits. Show the reviewers the unit's exterior and size. Ask whether a separate tool box can stand beside it. Check any deed restrictions on visible storage. Mark an acceptable alternative position if the first choice conflicts with a covenant.

On a school property, the owner determines what space belongs to construction. Ask the New Hampshire school owner whether that lawn belongs to the compound. A rural lease might specify removal conditions or exclude an access area. Ask who can authorize the office on the particular lot. Then ask the municipality about the occupied use. Property consent and public review answer different questions. Keep both decisions available for future project phases.

At a New Hampshire condominium job, ask the association who can approve exterior changes. Record where its common area starts. The property manager might have approved a tool crib but not a daily office. Present both uses separately. Ask whether the site plan must show screens or a different position. Share the resulting drawing with the municipal planning desk.

Getting the site ready

At a New Hampshire worksite, prepare level, firm ground with good drainage. The Rental Agreement's site and access terms address pad preparation and utility marking. Mark overhead lines and the gate. Walk the intended position after a heavy rain. A rural staging area can soften in spring thaw. An urban lot may lose turning space as other trades arrive. Put the office footprint on the actual logistics plan. Mark a separate walking approach for workers.

Decide where New Hampshire plowing will push snow. Keep the gate clear throughout winter. Check whether future material piles will cover the proposed access area. A 10 ft walk-in box can fit a compact approved tool position. Its man door and barred window are on the long side. The 12 ft walk-in crib offers a man door and one barred window. Sketch where people will stand when opening either door.

For New Hampshire materials, a 20 ft one-trip storage box has four cargo-door lock bars. On this build, a welded lockbox adds another security feature. Check whether its doors face the permitted work area. The 40 ft high-cube reaches 9 ft 6 in on its approved pad. Check height restrictions at the selected entrance. The 40 ft bathroom office needs a longer approved pad. Ask about its enclosed bathroom and shore connection during local review. Match each unit to the space the property owner actually assigned.

Where JOLT fits best

On a New Hampshire school addition, teams may need a daily workroom and locked tool storage. Separate the occupied office from materials where the approved site allows. A Base office works where temporary shore power has been prepared. It provides mini-split heating and cooling. Ask a site electrician about the 50-amp inlet. A Grid-Free build runs without shore power. This New Hampshire option carries solar, Starlink and a WATCH camera. Its battery runs HVAC, with output depending on sun and load.

Manchester's municipal buildings project list identifies work scheduled for 2025. It includes Carpenter Library roof work and Central Fire Station's Emergency Operations Center. The list also includes additions at Hillside and McLaughlin middle schools. West High School auditorium work appears there too. Memorial High School gym and library renovations are listed. Use these dated Manchester examples to identify relevant work types. Ask each owner which area, if any, is available to its contractor.

An approved New Hampshire library job might prioritize compact material storage. A school addition can need more room for plan reviews. Ask the site supervisor which trades share the area. The city's project list says many Community Improvement Program projects occur during summer vacation. That creates a planning question about when the compound must be cleared. Ask the New Hampshire school owner about available ground for your crew. Fit the unit to the actual owner's schedule and site plan.

For repeated authorized assignments, buying a 20 ft office may suit the organization. Keep future land-use reviews separate from the present job. Seek a separate permit answer for the rural New Hampshire lot. Lease-to-own is another option for the 20 ft builds. Select the office because its footprint and features serve the approved worksite.

At the listed Hillside and McLaughlin additions, ask about summer campus circulation. The superintendent may need room for school staff outside the construction boundary. A 12 ft crib can occupy a smaller approved tool position. For a larger approved materials zone, consider the locked 20 ft cargo unit. Put the office where school visitors retain their ordinary entrance. Ask the owner how the position changes when classes resume.

Built for New Hampshire weather

At Manchester airport, NOAA's 1991–2020 monthly normals report a January average low of 17.1°F. The station's July average high is 84.1°F. Summed monthly precipitation normals give 40.39 inches annually. These are southern New Hampshire airport figures. A White Mountains parcel can have different winter conditions. Walk that particular ground before selecting the position. Identify where runoff travels during thaw.

Snow can occupy the same New Hampshire area reserved for workers. Ask the project owner where piles may go. Keep the office entry outside the planned plowing area. If a job begins in summer, draw its winter paths too. A spring mud period can affect a rural pad. Check drainage and the condition of the chosen approach. A Manchester paved lot can still have snow blocking its only gate. Start New Hampshire weather planning with the site's drainage and the airport averages.

Base's mini-split supplies heat and cooling on an approved shore-powered position. Its lights and outlets support winter plan review. Grid-Free avoids a shore connection where the site has none. It includes a 10 kWh battery running HVAC. Ask about the actual sunlight reaching the approved pad. A forest edge and an open compound offer different exposure. CONNECT Starlink comes built into Grid-Free. The WATCH camera comes built in too.

Alpine adds a covered entry and backup heat. It also adds a standing-seam over-roof. A New Hampshire crew visiting often in January might value that approach. Keep it clear of the snow pile. The 40 ft bathroom model instead has an enclosed bathroom and shore-power inlet. Discuss occupied use and utilities with the local building office. The larger position should remain within the authorized construction area.

For Manchester's listed school work, a summer schedule still deserves winter planning if phases extend. At Carpenter Library, the owner's approved roofing compound defines available space. At Central Fire Station, coordinate the office position with the authorized site manager. These project descriptions establish local work examples. Ask each Manchester owner about parcel-specific permission. Start with the project's approved ground; then choose a conditioned office and storage that fit.

The southern airport normal also points to warm July afternoons. Ask whether the approved New Hampshire workroom will see afternoon shade. A Base office can cool a shore-powered meeting area. A Grid-Free office may work where temporary service arrives later. If the project has several phases, update the ground plan at each change. A winter entry and a summer plan table need access from the same approved compound.

Questions New Hampshire contractors ask

What comes in a JOLT office for a New Hampshire job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in New Hampshire?

Possibly; ask the New Hampshire municipality reviewing the occupied office and parcel. The statewide building code applies in every municipality, while local staff address land use and the specific application. Describe intended occupancy, duration and utilities to the building and planning offices before choosing the position.

Can the office sit on a New Hampshire street?

Only after the authority controlling that New Hampshire street approves its use. Manchester's encumbrance instructions address blocked public right of way and narrowed walkways. Bring the proposed location and pedestrian plan to the relevant municipality; its own street office can identify the applicable process.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.
