North Carolina has 12 data centers under construction and 40 announced as of March 2026, against 43 operating, with the work in four places: Catawba County in the foothills, where Apple has built since 2010 and Microsoft announced a multi-site program in 2024; Richmond County in the Sandhills, where Amazon Web Services announced a multi-billion-dollar campus in 2025; the Charlotte metro; and the Raleigh-Durham Triangle, according to Aterio. JOLT delivers The Grid, a badge-ready 40 ft container site office, to any North Carolina data center site.

North Carolina was an early hyperscale state, Google at Lenoir in 2008, Apple at Maiden in 2010, Facebook at Forest City in 2011, on cheap Duke Energy power and foothill land, and then it went quiet for a decade while Virginia and Georgia took the growth. It is coming back: the Microsoft program in Catawba County and the Amazon campus in Richmond County are the two largest announcements in the state's history.

Where are data centers being built in North Carolina right now?

Catawba County: Maiden, Conover and Hickory. Apple's Maiden campus has been in phase since 2010; Microsoft announced a program of multiple sites across Catawba County in 2024, the state's most active construction cluster, on Duke Energy's system in the foothills an hour northwest of Charlotte.

Richmond County: Hamlet and Rockingham. Amazon Web Services' campus in the Sandhills southeast of Charlotte, announced in 2025 as a multi-billion-dollar project, the largest private investment in the state's history, on farmland and timberland along US 74.

Caldwell and Rutherford counties. Google's Lenoir campus and Meta's Forest City campus, both in phase since the early 2010s and both adding buildings in the foothills.

Charlotte and Mecklenburg County. Colocation and enterprise builds in the metro's industrial corridors, Flexential, DataBank, Compass and others, on the fiber that runs from Atlanta to Ashburn.

The Triangle: Raleigh, Durham and Person County. Colocation for the universities and the pharmaceutical corridor, and announced campus parcels in Person County north of Durham on Duke's system.

North Carolina attracts the work with Duke Energy's grid and rates, a data center sales-tax exemption on equipment and electricity for projects above an investment threshold, foothill land in thousand-acre parcels, and a construction workforce that has built hyperscale campuses for fifteen years. Phases and names change quarterly; JOLT checks each project against a county filing or local reporting at every refresh of this page.

Which hyperscalers, developers and general contractors are active in North Carolina?

Apple, Google, Meta and Microsoft in the foothills; Amazon Web Services in the Sandhills; the colocation operators in Charlotte and the Triangle.

The general contractors with data center groups working in North Carolina include Rodgers Builders, headquartered in Charlotte; Balfour Beatty; Brasfield & Gorrie; Holder; Turner; DPR; Clayco; JE Dunn; Choate; and Samet. A North Carolina building runs 18 to 24 months from permit to energized, and the Catawba and Richmond County campuses run years. The electrical contractor mobilizes its own office on a generator on a greenfield where Duke's temporary service is weeks away and the nearest fiber is on a pole a mile down US 74.

What does a North Carolina data center site office need?

Humidity, red clay, ice and the occasional hurricane remnant.

Humidity and heat. The Piedmont and the Sandhills run in the low 90s from June through September with dew points near 70; the foothills are a few degrees cooler. The Grid's walls are R-19 closed-cell foam behind the steel, and its two heat pumps pull moisture as they cool.

Red clay and rain. Piedmont and foothill sites are red clay that turns to grease in a wet week. The Grid is leveled on cribbing at its four corner castings, so the compacted bearing surface must drain away from the doors.

Ice and winter. North Carolina winters are mild until the ice storm: a half inch of freezing rain on a January night that takes down the power for a day and the trees for a week. Grid Command's 50 A generator inlet with a mechanical interlock lets a generator power the office until the electrician gets a 60 A circuit to the pad; the site electrician sizes the generator and confirms the load plan.

Every Grid receives four-point anchoring; the owner's engineer and the authority having jurisdiction set any project-specific criteria. Use the Grid site-requirements checklist for the bearing surface, access and power.

How does The Grid get to a North Carolina site?

The Grid's legal-width chassis travels by flatbed without an oversize permit, route survey or pilot car.

For North Carolina projects, DC Deploy includes freight, tilt-bed placement or crane set, leveling on cribbing, four-point anchoring, an electrical rough-in walkthrough with the site's electrician and end-of-term pickup. The nationwide delivery guide explains the lower-48 service and 6–8 weeks on-site window.

What does a Grid cost on a North Carolina data center site?

North Carolina teams can review current Core and Command rent, DC Deploy, deposits and options on the data-center pricing page.

North Carolina sales tax is added where it applies; the state's data center exemption covers the owner's equipment, not a rental office. DC Deploy is quoted for the specific campus.

What is the power picture in North Carolina and when does temp power land?

Duke Energy serves the whole state's data center footprint, the foothills, Charlotte, the Sandhills and the Triangle, through Duke Energy Carolinas and Duke Energy Progress, and carries a large-load pipeline measured in gigawatts, with new gas generation and a large-load tariff before the state's utilities commission. North Carolina's power is the reason the hyperscalers came in 2008, and the new campuses are sized to Duke's generation program.

For a site office, the utility's timeline matters on the day the office lands. On an established campus at Maiden, Lenoir or Forest City, temporary construction service is usually live at the gate before the next phase's office arrives. On the Richmond County greenfield, a new Microsoft site in Catawba County or a Person County parcel, the GC's temporary service can trail the first mobilization by two to eight weeks. Grid Command's 50 A generator inlet with a mechanical interlock lets a generator power the office until the electrician gets a 60 A circuit to the pad; the site electrician sizes the generator and confirms the load plan. JOLT's 25 kW standby generator is $1,850/mo plus fuel.

Do you need a permit for a temporary site office in North Carolina?

In Catawba, Caldwell, Rutherford, Richmond, Mecklenburg, Wake, Durham and Person counties, a temporary construction office is an accessory to the project's building permit under the North Carolina State Building Code and is shown on the site logistics plan. The cities of Charlotte, Hickory, Conover, Raleigh and Durham issue a temporary-structure permit with a fee, and some ask for the vendor's certificate of insurance. On unincorporated county land in the foothills and the Sandhills, where the campus acreage sits, the site plan is the only filing.

Ask the authority having jurisdiction named on your North Carolina building permit to confirm the requirement. Bring the county's or the GC's anchoring and insurance requests to the data center specialist before the delivery window.

How long is a North Carolina site office term?

A North Carolina building runs 18 to 24 months from permit to energized, so a single-building placement is a 12-to-24-month term, and JOLT's 12-month minimum with month-to-month after it fits without a renewal. The Catawba County program and the Richmond County campus run years across many buildings, and on those the office moves every 15 to 20 months as a building turns over: one or two $1,250 relocations, not a new mobilization.

For a GC or an electrical contractor running three or more North Carolina buildings, compare rental with the purchase and 36-month lease-to-own rows on the Grid buy page. For one colocation building in Charlotte, rent.

How do multi-building North Carolina campuses use a Grid Campus?

A Richmond County campus is built two and three buildings at a time over years, and the GC's project office, the owner's rep, the electrical and mechanical contractors and the security office all move as buildings turn over. A Grid Campus places 2 to 12 Grids in a row or stacked two-high; each stacked pair uses a Stack Kit with a stair tower, landing and guardrail at $395/mo plus $1,500 setup. An order of 6 or more Commands earns a 5 percent rent credit each month for the first 12 months.

Which North Carolina counties and metros does JOLT serve?

All of them. The counties carrying data center construction today: Catawba, which is Maiden, Conover and Hickory; Caldwell, which is Lenoir; Rutherford, which is Forest City; Richmond, which is Hamlet and Rockingham; Mecklenburg, which is Charlotte; Wake and Durham, which are the Triangle; and Person. Other North Carolina counties can be quoted too; DC Deploy is quoted per campus in one business day and the window is 6–8 weeks.

Coordinate the office pad with North Carolina erosion control

The office pad is part of a larger disturbed site, not an isolated facilities decision. The North Carolina erosion and sediment control program explains plan requirements and the roles of state and delegated local programs. Confirm which program has jurisdiction before changing the approved logistics area.

Catawba County makes the local boundary especially clear. Its erosion and sedimentation control division handles plan review, permits and inspections for land disturbance, including work under a common plan of development. That means a small office pad on a large campus should not be treated as a stand-alone patch of grading.

Have the civil lead mark the proposed office, cribbing points, walking route and drainage direction on the current logistics plan. Ask whether preparing the bearing surface or access changes any approved measure. If the office later moves toward another building, repeat that review before ground work begins.

The goal is a pad that remains usable without redirecting runoff toward the doors or across the pedestrian route. The project's civil documents and inspections control that outcome. Four-point anchoring and leveling are part of DC Deploy, but they do not replace erosion-control approval or site drainage design.

Split the county checklist by project location

Catawba County provides online access for commercial construction permits and inspection results through its Permit Services system. For a parcel governed by the county, retain the applicable permit and inspection references with the site plan.

A Richmond County campus uses a different authority and record. Assign the correct local permit contact before ordering the office. The Catawba portal and contacts do not govern another county, even when the same owner, general contractor or office build appears on both jobs.

The procurement packet should name the actual parcel jurisdiction rather than using “North Carolina permit” as a placeholder. Ask the permit lead to identify any separate municipal review.

For each location, ask the authority having jurisdiction whether the temporary construction office needs a separate permit, how it appears on the approved site plan and what documentation is required for anchoring, accessibility, electrical connection and occupancy. Record the answer beside the office location so it remains visible to delivery and field teams.

Plan the first office around foothill and Sandhills services

Established campuses and greenfield tracts create different office decisions. At an existing foothill campus, Core may fit when power, fiber, perimeter cameras and badging already serve the next construction phase. Confirm each service at the proposed pad rather than relying on conditions at an older building.

At a new Catawba or Richmond County site, compare the office date with the temporary electrical and communications schedules. Command includes a dedicated generator inlet, Starlink as backup to site fiber, badge-ready doors and WATCH. The site electrician still owns the load plan, and the access-control vendor still owns reader hardware and programming.

Site logistics should choose the approved approach and decide whether placement requires a tilt-bed or crane discussion. After heavy rain, verify the bearing surface, drainage path and truck approach before the delivery decision.

Compare North Carolina office quotes by responsibility

Start with the same intended users, term and location for every bidder. State whether the office serves the GC, an electrical contractor, the owner or a security function. Then list the required workstation count, meeting use, data handoff and access boundary.

Separate the office from site-preparation work. A written comparison should identify responsibility for permits, erosion-control coordination, the bearing surface, access, shore power, upstream network and project-specific criteria. It should also show freight, placement, leveling, anchoring and pickup without hiding them in an unspecified setup allowance.

Use the current Grid pricing page for rent, DC Deploy, protection and options. Keep taxes, county fees and customer-supplied utility work as distinct review items. The resulting comparison is more useful than a single monthly figure because it shows the superintendent exactly where each responsibility lands.

How do I reserve a Grid for a North Carolina project?

Choose Core or Command, then send the North Carolina site ZIP, quantity, target date and project details through the data-center reservation path; add-ons and protection follow before the deposit.

Cancellation is free in writing more than 14 days before the first day of the delivery window the confirmation states.

How many data centers are under construction in North Carolina?

Aterio's March 2026 count lists 12 under construction, 40 announced and 43 operating; the Microsoft program in Catawba County and Amazon's Richmond County campus are the two largest announcements in the state's history.

Does JOLT deliver site offices anywhere in North Carolina?

Yes. For any North Carolina address, DC Deploy covers freight, placement, leveling, four-point anchoring, the electrical rough-in walkthrough and pickup.

How long does delivery to North Carolina take?

The North Carolina on-site window is 6–8 weeks.

What does a Grid cost in North Carolina?

For North Carolina, Grid Core is $1,950/mo and Grid Command is $2,750/mo, with a 12-month minimum. DC Deploy is quoted per campus in one business day.

Is The Grid built for North Carolina weather?

The Grid uses R-19 closed-cell foam walls, an R-30 roof and two cold-climate heat pumps. Four-point anchoring and a compacted bearing surface that drains away from the doors suit North Carolina's rain and red clay.

Who is the utility and how does that affect the office?

Duke Energy, through Duke Energy Carolinas and Duke Energy Progress, serves the whole state. Temp power on an established campus is usually live before the office lands; on the Richmond County or a new Catawba County greenfield it can trail mobilization by two to eight weeks, when Command's generator inlet supports the office until temporary service is ready.

Where are Amazon's Richmond County and Microsoft's Catawba County campuses and can JOLT deliver there?

Amazon's is in the Sandhills at Hamlet and Rockingham on US 74; Microsoft's is multiple sites around Maiden, Conover and Hickory in the foothills. DC Deploy serves both through its lower-48 package.

How does the Grid handle Piedmont red clay and ice storms?

Every Grid receives four-point anchoring, and its two cold-climate heat pumps provide heat. Command's 50 A generator inlet with a mechanical interlock lets a generator power the office when site power is down; the site electrician sizes the generator and confirms the load plan.
