Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

Placing an office in Minneapolis

We help you plan the placement. Here is what Minneapolis asks for. A Downtown West curb differs from a North Loop back lot. Draw the property line before choosing a workroom. Show the approved construction area and the office's occupied position. Mark where workers enter, gather and store tools. Ask the superintendent which gate serves each phase. We can compare shorter and longer footprints with that drawing. Bring the same plan to the city reviewer. Leave space for the project's ordinary pedestrian circulation.

On a private lot

Ask Minneapolis Development Review and Planning and Zoning about the proposed temporary construction office. Describe the lot's current use and approved project. Show the office dimensions, parking, setbacks, duration and electrical connection. Minnesota's temporary-structures rule lets the building official consider a permit. It addresses applicable structural, fire, egress and accessibility provisions. Give the reviewer the actual occupied-office plan. Discuss an unoccupied tool box separately. If the site plan changes, ask whether the proposed office position needs renewed review.

A Minneapolis residential driveway can be privately owned but still face occupied-use questions. The city's street-use guidance exempts certain owner-placed storage on the owner's driveway. That exception addresses street use, not the construction office's zoning. Ask Development Review about the staffed space and its electrical plan. On a commercial parcel, identify loading spaces needed by other tenants. Ask whether the approved construction laydown includes the office footprint. For a Hennepin County address near city limits, confirm which jurisdiction serves the parcel. Put its legal address on the sketch. An alley-facing door and a street-facing door present different access patterns.

Choose a 20 ft Base office if a powered approved pad fits that size. Its 50-amp inlet calls for an electrician's connection plan. A 40 ft bathroom office takes more site length. Show the bathroom service proposal to Development Review. Keep any separately placed storage on the same drawing. A North Loop renovation may require both plans and secured tools. Position the workroom for meetings away from the loading path. Ask the property owner to sign off on the selected private space. Keep that permission alongside the city's answer.

On a street or sidewalk

Minneapolis's street-use guidance requires a Public Works permit for public-space storage containers. It lists 30-, 60- and 90-day permit periods. The city requires a licensed contractor to apply. It sets container placement conditions near curbs and corners. The permit is invalid during street cleaning and snow emergencies. Ask Public Works how an occupied construction office would be classified. Share its precise curb position, period and pedestrian path. Discuss where workers would enter. The public-space answer should describe your use, not just the box's shape.

The same Minneapolis guidance exempts an owner's storage unit wholly in that owner's residential driveway. Development Review can address the different question of staffed office use. Minneapolis's encroachment instructions cover private structures projecting over, under or onto public space. They identify the Public Works Right-of-Way Office. Show that office whether anything projects into a street, sidewalk or alley. Ask which application applies to the exact proposal. On Washington Avenue, identify the public line before marking a pad. In the North Loop, a narrow alley can be the only access. Place the sidewalk path on both sketches.

If a resurfacing phase changes a Minneapolis curb, tell Public Works about the revised position. Ask about nearby corners and adjacent property. Keep the permitted area separate from the work crew's private staging. A 12 ft walk-in storage box occupies less length than a 20 ft one. It still needs permission if positioned in public space. Ask about the office and storage as two described footprints. We can help you list their dimensions. Share the street-cleaning and snow-emergency schedule with the site manager.

HOA and deed restrictions

Check a Minneapolis lot's deed and any association rules. Ask whether temporary occupied structures are addressed. For a North Loop leased space, identify the landlord controlling the alley-facing pad. Seek consent for both the workroom and separate tool storage. Mark easements, shared parking and tenant loading on the plan. A private agreement gives a clearer picture of who may use the spot. Bring public-space questions to Minneapolis Public Works separately. If the work continues across a seasonal change, discuss duration with the owner. Keep the consent with the active project drawing.

A visible Minneapolis residential project may have exterior restrictions. Share Alpine's cedar surrounds and matte-black finish with the association. Its covered deck requires additional approved Minneapolis lot space. Show the association the exact unit and position. Ask about the planned end of construction. If the approved pad moves behind the building, revisit the covenants. A landlord may also restrict where a 20 ft cargo box stands. Its end cargo doors need accessible space. Keep door access within the approved private area. Send an updated site sketch when loading or material piles change.

Getting the site ready

Prepare a firm, level, well-drained Minneapolis pad. Check the alley width and the gate. Note overhead wires, buried utilities and existing utility lids. Mark the walking path around the workroom. Show where snow will be pushed in January. Preserve the office entrance and storage doors. A North Loop scaffold can narrow an alley during one project phase. A Downtown West site might have a narrow frontage beyond the sidewalk. Discuss those constraints while choosing a unit. Confirm the proposed office door faces a usable internal path.

The 10 ft storage unit can fit a small approved Minneapolis space. Its man door and barred window serve walk-in tool use. The 12 ft crib also provides walk-in access beside its barred window. At larger Minneapolis compounds, a 20 ft one-trip container secures cargo doors with four lock bars. Its welded lockbox adds security. Check height restrictions for the 40 ft high-cube: it rises 9 ft 6 in. Check the site's overhead clearance for a taller selection. A box beside plowed snow still needs room to open. Measure the actual available position after other trades mark their work. Update the drawing as bridge or street reconstruction changes the compound.

Where JOLT fits best

A Minneapolis contractor managing several street phases needs a reliable plan room. On an authorized Logan Park Industrial compound, put drawings in the office. Put tools in a separately approved locked box. A Greenway bridge crew may want a smaller walk-in crib near its work front. We can compare the two storage footprints with its site supervisor. Keep pedestrian and cycling access outside the selected area. On a downtown building renovation, choose the office by approved space, not crew size alone. Ask Development Review about its occupied use before committing to that position.

Base supports a Minneapolis site with a prepared shore connection. Grid-Free works without shore power at an unpowered staging position. Its 10 kWh battery runs the HVAC, alongside built-in solar. Sun and load affect output, especially among taller North Loop buildings. Alpine adds backup heat for frequent winter office visits. Its covered deck also needs space on the drawing. The bathroom office can serve a larger approved compound with services arranged. If a firm wants to retain a smaller unit, see 20 ft office purchase. A later Minneapolis parcel warrants a fresh review.

Built for Minneapolis weather

The NOAA 1991–2020 Minneapolis–St. Paul airport normals show an 8.8 °F January average low. July's average high reaches 83.4 °F. Monthly precipitation normals sum to 31.62 inches annually. The snowfall normals sum to 51.2 inches. A Downtown West alley has different exposure from the airport. Use those normals to plan heating, cooling and snow access. Locate a plow area before picking the office entry. A shaded yard deserves its own solar discussion.

Base provides mini-split heating and cooling at a powered Minneapolis pad. Ask the electrician about the proposed shore connection. Grid-Free includes roof solar, WATCH camera and CONNECT Starlink. Its 10 kWh battery runs HVAC without shore power. Discuss sun access between neighboring buildings. For a Minneapolis winter site, Alpine provides backup heat and a standing-seam over-roof. Mark its covered entry deck on the approved drawing. A 20 ft storage box offers locked cargo-door storage for seasonal materials. Keep snow away from those doors. Check drainage during the July construction season too.

Who rents JOLT offices in Minneapolis

Bridge and Greenway restoration crews

Minneapolis's 2026 construction announcement lists three Greenway bridge restorations. It also describes rebuilding the 10th Avenue South bridge. Completion of the latter was then expected by December 2026. Ask each bridge team about its approved compound. Show public walking and biking routes beside the work area. A Base office can hold project drawings where shore power exists. A separate walk-in storage crib can keep frequently used tools nearby. Plan the office position around the current construction phase. Check whether its pedestrian approach changes when bridge activity shifts. Choose Grid-Free if the approved compound lacks shore power.

Street resurfacing and utility teams

The same Minneapolis announcement lists 37 projects getting underway in 2026. It specifies 19.6 miles of resurfacing and 4.8 miles of reconstruction. The program also includes 1,827 lead-service-line replacements. It lists 17.5 miles of water-main rehabilitation. Those projects have different work fronts. Ask the superintendent where the authorized crew base stays between phases. For a stable private lot, Base offers a heated planning room. A 12 ft tool crib fits some compact approved staging areas. Mark the office apart from open utility work. Bring any public-space request to Public Works.

Logan Park industrial reconstruction contractors

Minneapolis's construction announcement identifies Logan Park Industrial redesign and reconstruction. An industrial lot can have loading and material space already assigned. Ask the owner which part is available to the construction crew. A 20 ft office can fit where a longer bathroom office cannot. Use a separate lockbox-equipped 20 ft container for bulky materials. Position both without crossing another tenant's loading path. If site power arrives later, consider Grid-Free for the earlier stage. Request city review for occupied office use. Keep the approved layout through each reconstruction phase. Ask the site manager to mark where winter plowing will happen.

Downtown building and infill crews

The Census Bureau's Vintage 2023 estimate puts Minneapolis at 425,115 residents on July 1, 2023. A citywide population figure cannot identify available curb space. For a Washington Avenue project, draw the parcel boundary and sidewalk first. A North Loop infill crew may have a narrower alley instead. Choose a 10 ft walk-in box where authorized space is tight. Ask Development Review about an office for plans and meetings. Use the Right-of-Way Office for any public projection. Keep tenant access and pedestrian movement on the sketch. We can compare the office choices against that specific Minneapolis site.

How we built this page: rent, upgrade and delivery figures come from the JOLT catalog at build time. Permit, street, HOA and weather facts are linked to their sources in the text. Written and reviewed by Lisa Tanner.

Questions Minneapolis contractors ask

What comes in a JOLT office for a Minneapolis job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Minneapolis?

Possibly; ask Minneapolis Development Review about the occupied office on your specific lot. Describe its duration, dimensions, electrical plan and the approved construction use. Minnesota rule 1300.0190 lets the building official consider temporary-structure permits. The residential driveway exception in the city's street-use guidance concerns storage containers, so request a separate answer for staffed workspace.

Can the office sit on a Minneapolis street?

Only if Minneapolis authorizes that occupied use and exact public-space location. Public Works requires a street-use permit for storage containers in its right of way. Ask Public Works which application fits your office and consult Development Review about occupancy. Show the curb position and pedestrian route; the city's container permit is invalid during street cleaning and snow emergencies.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.

How much does delivery to Minneapolis cost?

Delivery to Minneapolis is quoted per project. We route the unit from the nearest JOLT source yard and send a written delivered quote within one business day. It holds for 14 days. Rent is published: offices from $795 a month, storage from $225.

How long can we rent, and can we buy?

Rentals outside the Rockies start at 12 months. You can also buy an office outright or lease-to-own a 20 ft office over 24 or 36 months.
