What slows a Spokane job down

No power on day one

What it costs you

A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

See the math

Too hot in July, too cold in January

What it costs you

Crews lose time warming up and cooling down in trucks.

What JOLT changes

Every office has a mini-split for heat and cooling. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

BRAND puts your logo on two sides of the unit, 24 by 48 inches. $450, one time.

Offices from national chains carry the chain's name. A JOLT office carries yours.

Placing an office in Spokane

We help you plan the placement. Here is what Spokane asks for. Identify the exact parcel before selecting an office. A city address and a county worksite can mean different reviewers. Show the proposed occupied position on a site drawing. Mark a separate rectangle for any storage. Tell the property controller how workers will reach each unit. Bring that plan to the responsible building desk. We can compare sizes after the usable area is clear.

On a private lot

Washington's State Building Code Council notice says the 2021-code cycle took effect March 15, 2024. Ask Spokane building staff how the adopted framework applies to your occupied office. Give staff the location, duration and electrical arrangement. Ask Planning about the land-use position. A commercial building project may already have an approved staging drawing. Show where the office fits on that drawing. Explain any separate storage box as its own proposed use. Keep both answers with the Spokane project documents.

For a North Spokane Corridor package, identify the staging parcel rather than only the highway segment. The WSDOT project overview describes several segments and the Spokane River crossing. Each work area may have a different controlling authority. Ask the contract's site controller where an office can stand. Ask whether the position remains available as work advances. A downtown renovation may instead share its entire lot with tenants. Show their loading access on the same drawing. Match the unit to the actual permission, not the project's overall scale.

A Spokane County parcel beyond municipal limits needs the county's review. Bring its occupied-office question to county staff. Ask county staff about the specific lot and utility connection. If a driveway is on a residential parcel, describe the intended office occupancy. A walk-in tool crib presents a different question from an occupied workspace. Ask about the permitted position for each. An office can use a prepared private pad while storage needs another marked space. Keep the approaches to both positions available for the whole job.

On a street or sidewalk

The Spokane Municipal Code commercial-container provision concerns the city's solid-waste roll-offs. In that context, street placement calls for an engineering obstruction permit. It also discusses parking strips, sidewalks and fire lanes. Take a proposed rented office to Spokane Engineering Services for classification. Tell staff it is an occupied construction office, not a municipal roll-off. Ask which street-obstruction process addresses the actual proposal. Describe an unoccupied storage box separately. Note the precise Spokane block and intended duration.

A downtown alley can be busy even when its pavement looks empty. Mark where a vehicle would stop and where the office would remain. Describe both activities to Spokane Engineering. Explain whether workers or tenants need continued passage. Ask Engineering about a sidewalk crossing if access uses one. Bring the landlord's private-space consent to the site manager too. Keep any street authorization beside the private-lot decision. Revisit the city question if a later phase changes the approach.

At the Spokane River crossing, a work area may meet several road interests. Ask the project manager which agency controls the proposed roadside position. Name the exact parcel and street to that authority. Give Engineering the unit dimensions and location sketch. Ask about the vehicle stop separately from longer occupation. Keep the walking route and access to neighboring properties on that sketch. An off-street alternative may simplify a constrained Spokane block.

HOA and deed restrictions

On a Spokane residential remodel, ask the HOA whether an occupied office is allowed. Ask about how long a visible container may remain. For a commercial pad, get the landlord's position on shared circulation. Put that consent alongside city or county land-use approval. Check for an easement crossing the selected pad. The holder of that access may have separate rights. Mark any required parking or fire route before comparing office sizes. A box fitting the bare dimensions still needs usable surroundings.

Spokane associations may consider an office's appearance. On such a lot, Alpine pairs cedar surrounds with a matte-black mountain envelope. Its standing-seam over-roof and covered entry deck add visible elements. Show those features to the relevant private reviewer. Base instead uses a 50-amp shore-power inlet; mark the planned connection. Grid-Free needs no shore power; solar output depends on sun and load. Check whether adjacent Spokane buildings shade the proposed area. Ask Spokane building staff about occupied use as well.

A North Spokane Corridor staging agreement may change between work packages. Ask the site controller whether a new phase uses the old pad. Keep a record of whose property holds the box. If the position shifts, give the appropriate reviewer the revised drawing. A downtown lease can likewise reserve an alley for another tenant. Ask how that affects the site entrance. We can compare a 10 ft box with a 20 ft one when shared space is limited. Preserve the office position separately from both storage and public access.

Getting the site ready

Trace the Spokane approach into the approved area. Check the gate, alley turn and overhead cables. Mark trenches and utility lids along the path. Prepare a firm, level, drained office pad. Put the tool box on its own marked area. On a winter site, ask where plowed snow will accumulate. Keep that area clear of the intended office access. Draw the eventual way out before stockpiles grow. Update the plan whenever a corridor work package changes circulation.

On a powered Spokane lot, Base has mini-split heating and cooling. Its 50-amp shore-power inlet calls for an electrical plan. At the Spokane pad, Grid-Free needs no shore power. Its POWER solar supports a 10 kWh battery pack that runs HVAC. For this work area, output depends on sun and load. Review the actual pad's shade before choosing it. A 40 ft bathroom office has a 50-amp inlet too. Ask the building desk about its occupied use and connection. Its longer position needs more clear ground than a 20 ft office.

For Spokane tool access, the 12 ft storage box offers Spokane crews a man door and barred window. A 10 ft unit fits where a 20 ft box will not. Four lock bars and a welded lockbox secure the Spokane 20 ft one-trip unit. The 40 ft high-cube alternative stands 9 ft 6 in tall. Mark the chosen unit's footprint on the Spokane staging plan. Check where workers need to access its doors. Keep material stacks out of the planned exit. A site that works in July may need a different snow-storage plan by January.

Where JOLT fits best

The North Spokane Corridor overview describes a 10.5-mile multimodal corridor. Ask about the specific Spokane River crossing work area. A year-long contract can benefit from an occupied office beside a 20 ft lockbox-equipped unit. Both can come from the same fleet. Grid-Free suits a prepared pad without shore power. The 12 ft tool crib can give crews walk-in access. Ask the contract controller about both separate positions. Keep access aligned with each segment's work plan.

A long downtown Spokane rehabilitation might have an established shore connection. Base can provide mini-split heating and cooling there. A 20 ft cargo box adds locked storage through its cargo doors. Ask the landlord whether both footprints fit the private yard. Take any alley occupation to Engineering Services. Tell our project desk which units that Spokane job needs. Keep the eventual return route legible through future construction phases. A short curb stop is not the same as a long-term office position.

Spokane jobs differ in available space and electrical service. The 10 ft walk-in box suits a narrow approved position. The 40 ft bathroom office needs a longer occupied area and shore power. Ask the building desk about the proposed arrangement. A project extending into another season benefits from a stable site plan. Select the unit combination for that actual parcel. The office and box can come from the same fleet. We can discuss sizes after you identify the controlling authority and available area.

Built for Spokane weather

NOAA's Spokane International Airport normals give a January average low of 24.7°F. January's normal snowfall is 12.3 inches. July's average high is 84.4°F. Normal July precipitation is 0.42 inches. These averages describe a station, not a particular downtown alley. Check winter access to the prepared pad. Keep a place for snow away from doors. Discuss summer sun exposure at the chosen position. Review the approach after roadway grading or nearby construction changes it.

Base's mini-split provides both heat and cooling on a powered Spokane pad. For unpowered Spokane staging, Grid-Free adds solar, Starlink and a WATCH camera. Its 10 kWh battery pack runs HVAC; solar output depends on sun and load. Alpine carries those features and adds backup heat. It also has a covered entry deck and standing-seam over-roof. Consider the covered entry for frequent winter visits. Spokane's 40 ft bathroom office has a 50-amp inlet and mini-split heat and cooling. Choose its footprint against the approved parcel plan. Plan Spokane snow clearance and drainage around the office.

Spokane tool storage needs access through seasonal changes too. A 12 ft walk-in box helps crews reach tools through its man door. The 20 ft one-trip box has four cargo-door lock bars. Mark the approach to either unit before snow-storage space is assigned. The project owner can say how winter circulation changes. An airport snowfall average cannot determine the worksite's exact snow piles. Keep both occupied-office access and storage access on the seasonal plan.

Who rents JOLT offices in Spokane

Spokane River crossing crews

WSDOT's North Spokane Corridor description identifies a Spokane River crossing. Ask the relevant contract manager where an occupied office can sit. Grid-Free may suit an approved pad awaiting shore power. A separate 12 ft crib offers walk-in tool access. Mark both units outside the active approach to bridge work. Ask whether that staging parcel remains available as the package advances.

North Spokane roadway teams

The same WSDOT corridor overview identifies multiple project segments. A roadway crew needs its own authorized staging plan. Base can serve a powered commercial lot near the package. A 20 ft one-trip box gives tools a separate locked position. Ask who controls the gate as the work shifts. Show Spokane Engineering any planned use of city street space.

Downtown rehabilitation contractors

A downtown Spokane project may share an alley with working businesses. Ask the property controller which hours and positions are available. A 10 ft walk-in box can fit a narrower approved pad. A Base office offers lights, outlets and mini-split heat and cooling. Discuss its occupied use with building staff. Discuss alley occupation with Engineering if the public route is involved. Keep the proposed exit clear through facade work.

County-edge commercial builders

A Spokane mailing address may describe a county parcel. Ask Spokane County which building and land-use review applies there. A 40 ft bathroom office needs a suitably long pad and shore connection. A smaller Grid-Free office needs no shore connection. In either case, mark tool storage separately. Keep the approved private entrance clear as the building project progresses. Choose the unit only after the county's site answer.

Questions Spokane contractors ask

What comes in a JOLT office for a Spokane job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Spokane?

Ask Spokane building and planning staff how an occupied temporary office fits the actual parcel. Share its intended use, position, dimensions and electrical connection for site-specific review. Washington's 2021-code cycle took effect March 15, 2024; Spokane County instead handles parcels beyond the city boundary.

Can the office sit on a Spokane street?

Ask Spokane Engineering Services which authorization covers your proposed office on a city street. The municipal commercial-container rule discusses obstruction permits for solid-waste roll-offs, a different kind of container. Show Engineering the block, the stationary position and any separate unloading stop so staff can classify your request.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.

How much does delivery to Spokane cost?

Delivery to Spokane is quoted per project. We route the unit from the nearest JOLT source yard and send a written delivered quote within one business day. It holds for 14 days. Rent is published: offices from $795 a month, storage from $225.
