JOLT office rentals require at least three months in Colorado and 12 months in every other state. The outside-Colorado rule also applies to storage rentals, so a short job does not create a shorter office commitment. Rent has an annual escalator at each delivery anniversary, and arranging pickup requires written notice at least 15 days in advance.
Can you rent a JOLT office outside Colorado for one month?
Not on a one-month commitment. Every JOLT rental for a project outside Colorado carries a 12-month minimum. That includes the 20 ft office configurations and the 40 ft office with bathroom, as well as storage containers. Give the purchasing team that rule before it treats a monthly rate as an offer for a single month.
Monthly pricing and minimum duration answer different questions. The monthly amount identifies a recurring rent charge for the chosen equipment. The minimum tells you how long the rental commitment runs. A purchase order that contains only a monthly rate and a planned removal date leaves the more important duration assumption unresolved.
If the field team expects to need an office for a few weeks, flag the mismatch at selection time. Do not wait until the unit is on site to ask whether early completion changes the commitment. A shorter project schedule does not turn the outside-Colorado minimum into a short-term rental offer.
Describe both dates and obligations in the procurement request. State how long the team expects to use the room, then separately state the minimum it must evaluate. That makes the commercial decision visible to the person approving the order instead of burying it in a superintendent's forecast.
What changes when your project is in Colorado?
For a Colorado job, each 20 ft office tier has a three-month minimum, and so does the 40 ft office with bathroom. Select the equipment by the working requirement first. Base, Grid-Free and Alpine have different systems, but their Colorado office minimum is the same.
Colorado storage terms are different from Colorado office terms. Storage in the 10 ft, 12 ft and 20 ft sizes has a one-month minimum, while 40 ft storage requires three months. Do not transfer the small-storage term to an office merely because both products are containers.
The location of the job determines which office minimum to carry into the approval. A project in Utah or Wyoming is still outside Colorado, even though those states share the published fixed-fee transport region. The delivery-fee boundary and the minimum-rental boundary are not interchangeable.
When the project location is still under discussion, have estimating show the appropriate alternative for each actual location. Do not average the two term rules or assume a Colorado commitment will follow the unit to an out-of-state job. Resolve the destination before approving a quote against a fixed project budget.
How should you compare a short job with a long rental commitment?
Start with the field requirement, not an assumed rental term. Record when the office becomes useful, how long the team expects to remain on site and the activities that depend on having that room. Then compare those dates against the applicable minimum rather than multiplying rent only by the expected working months.
Use the same scope for each option. A Base office includes mini-split heat and cooling, lights, outlets, flooring and a 50-amp inlet, but it needs shore power or a customer-supplied generator. If the project needs a power-independent office, compare the appropriate configuration instead of leaving that requirement out of one estimate.
Look at the Base office and the current rental prices together. Its monthly rent is $795/mo. That component gives the equipment rate; the project's full obligation also needs the applicable term, selected upgrades, transport and invoice additions.
Keep working time separate from commercial commitment in your estimate notes. For example, a team may expect the room to be useful through a particular construction phase while the rental minimum extends beyond that phase. The approval should acknowledge both facts rather than treating the earlier date as an agreed release.
Also ask what happens if the planned start moves. A delay can affect when the room is needed without changing which state rule applies. Recheck the written offer against the revised dates instead of assuming an earlier discussion created permission for a shorter rental.
Present the commitment in the approval language, not only in a supporting attachment. The person signing the purchase request should be able to see that a shorter field forecast and a longer rental obligation coexist. This is a budgeting decision to make before reservation, not a discrepancy for accounting to discover after delivery.
When several people review the estimate, give them the same location and equipment assumptions. One reviewer may be considering a Colorado office while another is pricing an out-of-state phase. Naming the actual destination prevents two individually reasonable calculations from being mistaken for competing prices on the same commitment.
Do other suppliers use the same minimum period?
Supplier terms differ. Pacific Mobile Structures says its mobile office trailers have no minimum lease term (pacificmobile.com, mobile office trailer FAQs, checked October 22, 2026). That statement concerns Pacific's offering and does not alter JOLT's three-month Colorado or 12-month outside-Colorado commitment.
Satellite Shelters addresses rentals for special events lasting only a few days and says its policy requires prepayment for the entire term in that short-event answer (satelliteco.com, special-event rental FAQ, checked October 22, 2026). Do not extend that statement to every Satellite rental, and do not treat it as JOLT's payment schedule.
Triumph Modular's budgeting discussion identifies rental duration as a factor in both monthly rate and total project cost (triumphmodular.com, rental duration budgeting discussion, checked October 22, 2026). It is a supplier's budgeting observation, not evidence of a JOLT discount or permission to shorten JOLT's minimum.
For a proposal from another operator, separate the stated minimum from prepayment, delivery and removal conditions. An offered short term does not tell you when invoices are due or how pickup works. For a competitor term you cannot verify, the purchasing instruction is: Confirm in the written quote.
Do not choose an office from the minimum alone. A short commitment may fit the schedule, but the quoted equipment and services still need to fit the field requirement. Compare the same room functions and the same destination, then evaluate each supplier's actual written terms without assuming a common industry policy.
What happens at the delivery anniversary?
JOLT applies its published annual rent escalator on each anniversary of delivery. Use the delivery anniversary as the reference, rather than the day someone first asked for pricing or the date accounting opened a purchase order. Those dates can fall in different parts of the project calendar.
If the planned occupancy crosses an anniversary, have the estimate identify that boundary explicitly. A single monthly amount copied across the full schedule can miss the adjustment. Procurement should use the published escalator and the written rental terms when establishing the allowance for the period after that date.
The 12-month minimum and the anniversary adjustment are separate provisions. One describes the minimum commitment; the other describes a recurring rate change tied to delivery. Do not assume that accepting a year-long minimum freezes the rate for any additional period the office remains in use.
Review later anniversaries too when the job has a longer horizon. A project schedule that extends across multiple years needs more than a first-year monthly line. Keep the anticipated working duration and the anniversary dates visible so a later budget revision does not rediscover an obligation that was present from the start.
Ask for written clarification if the proposed invoicing periods and your project schedule do not line up clearly. Do not invent a partial-month calculation, a credit or a special rate while filling that gap. The purchasing team needs an agreed billing treatment, not an estimator's assumption presented as a contract term.
Put responsibility for the anniversary review into the budget handoff. The person who selected the office may no longer manage the account when the adjustment arrives. A note identifying the delivery reference date and the applicable annual provision gives the next project manager something concrete to check.
If the schedule is extended, update the rental comparison at the same time. Show the revised working period and any newly relevant anniversaries before the extension is approved. Keeping the original short-job estimate unchanged can obscure how the decision has evolved even when the equipment and minimum-term rule stay the same.
How do notice periods differ from minimum terms?
The minimum is the duration commitment. Pickup notice is a separate communication requirement: JOLT needs at least 15 days in writing under Rental Agreement section 16. Meeting the minimum does not send that notice on your behalf, and requesting pickup does not by itself remove the minimum obligation.
Keep the minimum-term review focused on the decision to rent. For the actual removal process, use the separate answer on ending an office rental and scheduling pickup. The distinction helps procurement approve the commitment while giving the field team a clear owner for demobilization.
Cancellation before delivery follows a different clock again. To cancel free, notify JOLT in writing while more than 14 days remain until the delivery window's first day. Do not substitute that deadline for pickup notice, and do not treat it as an early-return provision for equipment already delivered.
Reaching the minimum term is not proof that billing has automatically stopped. Have the team review the signed agreement and the written pickup arrangement for the actual closeout. This avoids promising an automatic cutoff, proration or release that has not been established for the order.
Assign separate reminders for the cancellation decision and the eventual pickup planning. The project manager may own the first decision while a superintendent owns the second. Both need the applicable dates, but neither should infer that the other's calendar entry satisfies a written-notice requirement.
Which transport and payment items belong beside the minimum?
There are two transport cases. Colorado, Wyoming, Utah, Idaho and Montana use published delivery fees per unit in each direction, with the same fee for pickup. Elsewhere in the United States, both transport legs are quoted for the project. Check the delivery rule by state before attaching a transport allowance to a rental comparison.
For a project outside the fixed-fee region, send the job ZIP and selected unit through the nationwide delivered-quote request. The response comes within one business day; submissions after 5:00pm Mountain Time begin that clock on the next business day. The written quote holds for 14 days and includes a reservation link carrying its delivery and pickup pricing.
Do not confuse the time to receive pricing with the rental duration or the time to receive equipment. JOLT's standard delivery window runs 2–4 weeks from a confirmed reservation. That is a scheduling window, whereas the three-month or 12-month minimum is the commercial commitment for the rented office.
The office reservation deposit is $750, with the same deposit across the office range. Rental Agreement section 2 applies it to the first invoice. For the payment-specific decision, use how the office deposit works rather than assuming the deposit buys a shorter term or prepays the whole commitment.
Invoices also add the damage waiver, environmental fee and applicable sales tax to rent and recurring upgrades. Keep those additions separate in approval notes. A comparison based only on base rent and months misses charges even when it uses the correct minimum period.
When should renting be compared with buying?
If the required rental commitment exceeds the expected field use, it is reasonable to compare ownership as a separate procurement choice. JOLT sells 20 ft office builds and offers lease-to-own over 24 or 36 months. Those are distinct arrangements, not a promise to convert an existing rental or erase a minimum.
Use the rent, buy and lease-to-own comparison to organize that review. Consider who will need the office after the current phase and who will manage equipment that is owned rather than rented. Do not assume a resale value, an unoffered financing plan or an automatic credit of past rent toward a purchase.
Purchase transport has its own rule: delivery is included for Colorado Zones A and B, while nationwide purchase delivery is project quoted. Carry that distinction into the ownership comparison. Rental pickup and purchase delivery are different scope items, so the estimate should identify which transaction each line belongs to.
The final approval should state the job location, office configuration, rental minimum, expected working dates and the written transport basis. If ownership is being evaluated, show it as a separate offer with its own terms. That leaves the decision-maker comparing actual commitments instead of a short project forecast against an incomplete monthly number.
Questions contractors ask
What is JOLT's minimum office rental outside Colorado?
An office delivered to a project outside Colorado requires a 12-month rental commitment, even when the planned job is shorter.
What office minimum applies within Colorado?
A three-month minimum covers Colorado rentals of the Base, Grid-Free and Alpine 20 ft offices, plus the 40 ft bathroom model.
Does Wyoming's fixed delivery fee mean a Colorado rental term?
No, a Wyoming project uses the outside-Colorado 12-month minimum even though Wyoming is within the fixed-fee delivery region.
Can I assume a discount for committing to a longer term?
Use the written price for the requested equipment and term rather than assuming that a longer commitment creates a discount.
When does the annual rent escalator apply?
The published annual escalator applies on each anniversary of delivery, so review any anniversary that falls within your expected occupancy.
Does reaching the minimum term automatically end the rental?
No, the minimum term is a commitment threshold rather than an automatic pickup instruction or a promised billing cutoff.
How much written notice is needed for pickup?
Send the pickup request in writing with at least 15 days of notice under Rental Agreement section 16; that notice is separate from the minimum commitment.
Is the reservation deposit a substitute for the minimum rent?
The reservation deposit credits the first invoice under Rental Agreement section 2 and does not replace the required rental commitment.
