Utah, Wyoming and Idaho tax a rented office like a sale: Utah at the 4.85% state rate, Wyoming at its statewide 4% and Idaho at 6%, each plus local taxes where the office sits. Montana has no general sales tax, though resort areas such as Big Sky levy their own (tax.utah.gov, Publication 25, Rev. 09/26, checked October 24, 2026; revenue.mt.gov, Sales Tax Guidance, checked October 24, 2026).

Each JOLT invoice carries the sales tax that applies where the office was delivered. Whether your company is exempt, how a resort town reads its own tax and what your business owes in use tax are questions for your CPA or that state's revenue agency, not decisions JOLT makes for you.

Is an office rental taxable in Utah?

Yes, in general. The Utah State Tax Commission's Publication 25 says sales tax applies to retail sales and leases of tangible personal property, and it lists rentals and leases as taxable when the property is located in Utah, the lessee took possession in Utah, or the property is used in Utah.

Length does not change that. The Commission's lease rule, R865-19S-32, says that when a lessee has the right to possession, operation or use of tangible personal property, the tax applies to the amount paid under the lease "regardless of the duration of the agreement" (Utah Admin. Code R865-19S-32 via LII, checked October 24, 2026). Utah has no short-term and long-term split of the kind Colorado draws at 36 months.

The rate comes in layers. Publication 25 lists the state sales and use tax at 4.85%, a local option tax of 1.00%, a county option tax of 0.25%, and a resort or impacted communities tax of up to 1.60% in qualifying cities and towns, with transit and other local taxes on top in some places.

The Commission publishes the combined rate for every city and county each quarter (tax.utah.gov, Combined Sales and Use Tax Rates, in effect October 1, 2026, checked October 24, 2026). Park City's line in that list carries a resort community tax, and a note on the same list explains that the Snyderville Basin transit district sits in unincorporated Summit County but uses Park City as its mailing city. A mailing address does not settle which rate applies.

Publication 25 also separates rentals from services. A business that rents out equipment without an operator charges sales tax; one that supplies an operator with the equipment is selling a service. A JOLT office is delivered and left for your crew to use, so it is a rental without an operator.

Is an office rental taxable in Wyoming?

Yes, in general. The Wyoming Department of Revenue's sales tax rules say the gross rental paid under a lease that transfers possession of tangible personal property is subject to sales tax when a sale of the same property would be, and that the owner charges, collects and remits the tax on each rental or lease payment (rules.wyo.gov, Revenue, Chapter 2, Section 12(x), effective May 20, 2026, checked October 24, 2026).

The Department's Excise Tax Division puts the rate simply. Sales tax is the mandatory statewide 4% plus any voter-approved county pennies, so the total "varies by county, but generally between 4-8%", and every rate is based on where the customer takes possession (excise-tax-div.wyo.gov, Excise Tax FAQs, checked October 24, 2026).

The Division publishes a county rate chart and updates it only when a rate changes; the latest chart on its page is dated October 2026 (excise-tax-div.wyo.gov, Sales/Use/Lodging Tax Rate Charts, checked October 24, 2026). Check the county where the job sits, not the county of your office or yard.

For a rental with monthly payments, Wyoming's sourcing statute treats the first payment like a retail sale and sends each later payment to wherever the property primarily sits during the period it pays for (W.S. 39-15-104(f)(ii) via Justia, checked October 24, 2026). For a JOLT office in Jackson, that location is the job address on the order.

Is an office rental taxable in Idaho?

Yes, for a rental like a JOLT office. The Idaho State Tax Commission says that for tax purposes a rental of tangible personal property is a sale, that bare equipment rentals are taxable and that fully operated equipment rentals are not (tax.idaho.gov, Renting Out Tangible Personal Property, checked October 24, 2026). An office rented without an operator is a bare rental.

Idaho's state rate is 6%, and so is its use tax rate (tax.idaho.gov, Sales and Use Taxes: Basics Guide, checked October 24, 2026). The renting guide says the tax applies to the rental charge however it is figured, by the hour, the week or otherwise, and Rule 024 says the owner collects it on each rental payment (IDAPA 35.01.02, Rule 024, checked October 24, 2026).

Some Idaho resort cities add a local sales tax. The Commission's city sales tax page says resort cities choose what they tax and can include everything subject to the state tax, while some limit it to lodging, liquor by the drink and restaurant food (tax.idaho.gov, City Sales Taxes, checked October 24, 2026). Ketchum, Sun Valley, Hailey and McCall are on its list, and the Commission tells taxpayers to contact each city directly.

The Commission's renting guide also lists charges taxed along with the rent, such as charges related to using the property, a mandatory damage waiver, and environmental fees other than those a federal agency imposes. JOLT's invoice shows which lines carried tax.

Is there any sales tax on a rental in Montana?

Not at the state level. The Montana Department of Revenue says Montana does not have a general sales tax and does not have a sales tax exemption certificate. A Montana job address outside a resort area therefore has no state sales tax for the invoice to carry.

Resort areas are the exception. The Department's resort tax page says it does not administer the local resort tax, and that the tax applies to lodging, restaurants, bars, destination ski resorts and "luxuries sold in the resort area" (revenue.mt.gov, Local Resort Tax, checked October 24, 2026).

Montana law caps the resort tax at 3%, with an additional levy of up to 1% for infrastructure where voters approve it, and it defines luxuries as items normally sold to the public or to visitors, excluding hardware supplies and tools and "any necessities of life" (MCA 7-6-1503 and 7-6-1501, Montana Code Annotated 2025, checked October 24, 2026).

Whether a resort area treats a jobsite office rental as a luxury is a question for that area's resort tax administrator, not for this page. Big Sky, Whitefish, West Yellowstone and Red Lodge are among the resort areas the Department lists, and each collects its tax locally.

Which address sets the rate on your office?

The three taxing states follow the same pattern for a rental paid in installments. The first payment follows where the customer receives the property, and later payments follow where the property sits for the period each payment covers.

Utah's Publication 25 states it in its sourcing chart: the down payment and first payment go to the location where the customer receives the goods, and later payments to the location of the item. Wyoming's statute uses the primary property location for each later period. Idaho's Rule 024 says rental payments on bare equipment used outside Idaho are not subject to Idaho tax, but the first rental period is taxable if the equipment is delivered in Idaho.

Because a JOLT office is set at the site named on the order, the local rate on the invoice comes from that site. Put the real job location on the order rather than a billing or head-office address; a city or district boundary can split a single ZIP code.

A move to a new site is arranged with JOLT first (Rental Agreement Terms, section 5) and billed as its own trip. Once the office sits somewhere else, the next invoice should show that location's rate, so send the new site in writing with the move request.

Are delivery and pickup taxed?

Here the states differ, and Utah's rule is the most specific. Publication 25 says the sales price does not include delivery charges that are stated separately, and then adds a note: a pickup charge to return an item to a location the seller designates is not a delivery charge and is subject to tax.

Wyoming's rules say transportation or outbound freight charges are not taxable and are not part of the taxable price of a retail sale. Idaho's basics guide says separately stated shipping charges for shipping goods directly to the buyer are outside the taxable price. Neither passage is written about a rental's return trip, so ask the Department or the Commission how it reads a specific invoice.

In all four states JOLT charges a fixed Mountain West fee of $3,495 per standard unit each way, or $5,495 for a 40 ft unit. Rental delivery and pickup appear as two separate lines on the first invoice, which is what lets each state's rule apply to each leg.

How is lease-to-own taxed in these states?

Lease-to-own adds a sale to the rental, and two of the states address it directly. Utah's Publication 25 lists sales of leased tangible personal property from the lessor to the lessee, including lease buyouts, as taxable.

Idaho's Rule 024 separates two contracts. A lease-purchase, where ownership passes at the end with no further payment or one below fair market value, is a retail sale taxed on the whole sales price when the property is delivered. A lease with an option to buy at fair market value is taxed on each payment and on the buyout if the option is used. The same rule says rentals applied toward a future purchase are taxable.

JOLT's lease-to-own terms transfer title in writing after the final payment. Which Idaho category a contract falls into, and how Wyoming treats it, is a question for your CPA and the state, not a classification JOLT makes for you. In Montana, outside a resort area, there is no general sales tax on either path.

Does a contractor on a public job rent tax-free?

Usually not on the contractor's own invoice. Idaho's Rule 024 says a rental invoiced directly to an exempt entity is not taxable, but a rental to someone performing a contract for, or working for, an exempt entity is taxable. A county or school district renting its own office may be exempt; its paving contractor renting one generally is not.

Who is buying, and for what, decides an exemption; the product does not. Utah uses form TC-721 (tax.utah.gov, checked October 24, 2026) for exemption claims, and Idaho uses Form ST-101, which the Commission's renting guide names as the certificate a renter gives the owner.

JOLT's Rental Agreement Terms, section 4.4, leave applicable taxes with the customer and ask an exempt customer for a valid certificate before the office ships. Montana has no state exemption certificate, because it has no general sales tax to exempt.

Does the 12-month minimum change the tax?

Not the rule itself. Every JOLT office rented outside Colorado carries a 12-month minimum, and rent is billed monthly in advance under the Rental Agreement Terms. In the three taxing states each of those monthly payments is taxed on its own at the rate for where the office sits that month.

Utah's lease rule says the tax applies regardless of the duration of the agreement, and Wyoming's and Idaho's rules tax each rental payment. A year-long rental therefore produces twelve or more taxed invoices at the same address, all at one rate unless the office changes site.

For a contractor comparing renting with buying, the tax on a purchase falls on the price at the start, while the tax on a rental is spread across the months. The Colorado sales tax answer covers the same comparison under Colorado's 36-month lease line.

Who answers a sales tax question about your rental?

Each state has its own authority. The Utah State Tax Commission, the Wyoming Department of Revenue's Excise Tax Division and the Idaho State Tax Commission publish their rules and rates. Idaho's resort cities and Montana's resort areas answer for their own local taxes.

JOLT can walk you through any tax line it billed and the site behind it. Your CPA ties those lines to your own filings, from use tax on out-of-state purchases to the exemptions your company holds. Wyoming's Division takes taxability questions by email and may ask for them in writing, so send it the invoice and the job address together.

What records settle a sales tax question later?

File every invoice beside the site address and any move dates. In Utah, Wyoming and Idaho, that set shows which location each billing period belonged to.

An exempt company should also keep its certificate and a note of when JOLT received it. Letters or emails from a resort city or resort area belong in the same file.

The state pages for Utah, Wyoming, Idaho and Montana cover placement and permits, and the delivery cost by state page shows how each state is priced. To see the tax for one site before you commit, send the address through the contact form or begin a reservation with the site ZIP.
