Decide by how long you need the office: rent for a defined job, lease-to-own to own it without paying at once, buy to own it now. IRS Publication 946 counts a purchase in the tax year the office is placed in service, meaning ready for use (irs.gov, Publication 946, checked October 24, 2026). A Base office is $17,500 to buy, $795/mo to rent or $845/mo on a 36-month plan.

Confirm the tax side with your CPA before choosing. JOLT publishes the three prices and the delivery terms; which path helps your return, and whether any deduction applies to your business, are decisions for your own advisers.

What does each path cost at JOLT's published prices?

The three paths use the same 20 ft builds at different payment structures. Rent is monthly with a minimum term, lease-to-own is a fixed number of payments ending in title, and a purchase is one price with title at sale. Every figure below comes from JOLT's pricing page.

Lease-to-own, 36 months$845/mo, $30,420 in totalLessor of record until the final payment

Grid-Free and Alpine follow the same pattern at their own figures, shown in the lease-to-own table below, and the 40 ft office with bathroom is $32,500 to buy. Sales tax is added at the rate for the delivery address on every path.

The rent column is not the whole cost of renting. A rental adds delivery and pickup per unit, a 12% damage waiver or the insurance alternative, a 5% environmental fee and a 5% increase on each anniversary. During a lease-to-own plan, the environmental fee and your protection option apply as they do on a rental.

What does the end of the tax year actually require?

The test is readiness, not use: an office that is set and usable counts even if nobody has moved in. Publication 946 illustrates it with a machine that arrived in one year but only became operational in the next, which counts in the later year.

For a calendar-year business, that makes December 31 the date the office must be ready, not the date the order must be signed. A fiscal-year business counts to the last day of its own tax year instead.

JOLT's standard delivery window is 2–4 weeks from a confirmed order. Count back from the end of your tax year, add the days your site needs for access, a level pad and power, and order early enough that a late window still lands inside the year.

A late purchase can also affect the rest of the year's depreciation. Publication 946 applies the mid-quarter convention when more than 40% of the year's depreciable bases is placed in service in the last three months; your CPA checks whether a December office tips that test.

When does buying before year end make sense?

Buying fits a business that will keep the office past the current job and has a use for it on the next one. If the office will sit idle after the project, the purchase trades a pickup for a storage and resale question.

The tax case for a purchase late in the tax year rests on rules your CPA applies. Publication 946 sets an indexed Section 179 limit and reduction threshold for each year, a business income limit, and a special depreciation allowance whose rate is set by law and has changed over time. The Section 179 answer sets out the current limits and the tests a container office has to meet.

None of those rules decides whether a container office qualifies for your business. Bring the build, the expected delivery date, the year's other equipment purchases and an estimate of business income to the conversation.

When is renting the better year-end call?

Renting fits a job with an end date. After the minimum term the rental runs month to month, and rent stops with retrieval after 15 days' written pickup notice, so the office leaves when the work does.

Rent is generally deductible when the property is used in the business, according to IRS Publication 334, but rent paid in advance is deducted for the period it covers. JOLT bills monthly in advance, so a December invoice mostly pays for January; the rent deduction answer covers the timing rules.

For financial statements, a rental that stays within 12 months may qualify for the ASC 842 short-term election, which keeps it off the balance sheet. The ASC 842 answer explains what counts toward the 12 months.

Where does lease-to-own sit between the two?

Lease-to-own is for a business that wants to own the office without paying the full price at once. Each 20 ft build has a 24-month and a 36-month plan, Stone Ridge Leasing, LLC is the lessor of record during the plan, and title transfers in writing on the final payment.

The tax and accounting rules treat that structure on its own terms. Publication 334 says a business that will receive title to the property cannot deduct the payments as rent, and under ASC 842 a lease that transfers ownership by the end of its term meets a finance-lease criterion. Your CPA decides how the plan is reported.

On delivery, a lease-to-own office is treated like a purchase: delivery is included in Zones A–B and discounted by 10% elsewhere in the Rockies. The lease-to-own page explains the plan, the Addendum and what happens to upgrades.

How do Grid-Free and Alpine change the comparison?

The higher builds change what you own, not just what you pay. A Grid-Free office is $24,500 to buy and adds the solar array, 10 kWh battery, Starlink kit and WATCH camera to the Base, so it needs no shore power. Alpine is $37,500 and adds the mountain envelope, standing-seam over-roof, covered entry deck and backup heat.

On a rental, the same capabilities can come from monthly JOLT Upgrades, and that hardware stays JOLT property. On a purchase of Grid-Free or Alpine, the systems built into the office are part of what you buy, which matters to a business that expects to set the office on sites without power for years.

Your CPA works from the full price of the build you choose, plus delivery and sales tax where they apply. Whether built-in systems are treated differently from the office itself is a classification question to raise in the same conversation.

What if delivery slips into January?

A slip moves the tax year, not the purchase. Publication 946 ties the timing to the placed-in-service date, so an office that becomes ready in January is placed in service in the new year, whatever the invoice date says.

Nothing in JOLT's price changes with the calendar. The purchase price, delivery terms and sales tax are the same in January as in December, so the decision to buy should stand on the business need even if the deduction lands a year later.

Plan for the possibility rather than against it. If the year-end timing matters to your return, tell your CPA the expected delivery date and the latest date JOLT can commit to in writing, and decide in advance what you will do if the window runs past December 31.

When does buying overtake renting on price alone?

On a Base 20 ft office, cumulative rent first exceeds the purchase price in month 23, before delivery, protection, fees and tax on either side. That is the crossing point for one office kept on rent continuously.

A job shorter than that favors renting on price, and a need that runs well past it favors owning. The break-even answer shows the arithmetic for each build, and the rent-versus-buy guide adds the costs of ownership that the price comparison leaves out.

Tax timing does not move the crossing month. It changes when a cost reaches your return, which is a separate question from how much you pay JOLT.

What should be settled a month before the tax year ends?

Settle the path first: will the office be needed after this job, and for how long? That answer usually decides between renting and owning before any tax rule comes in.

Then settle timing. If the answer is to buy before year end, confirm the build, the delivery address and a delivery date inside the window, and make sure the site will be ready to receive the office that day.

Finally, give your CPA the quote, the expected placed-in-service date and the year's other purchases. If the purchase cannot be placed in service in time, the same office bought in January is placed in service in the new year.

Does the decision change outside Colorado?

The tax rules discussed above are federal and apply wherever the office sits; state sales tax follows the job address. What changes outside Colorado is the rental commitment and the delivery cost.

Offices rented outside Colorado carry a 12-month minimum, which lengthens the rent side of the comparison for a short job. Delivery is a fixed fee in Wyoming, Utah, Idaho and Montana and a written project quote in other states, and a buyer in those four states gets 10% off the fixed fee.

What if you already rent a JOLT office?

The same three paths apply to the next office, and the current rental keeps running under its own terms. Rent on the current office is due through its minimum term, then month to month until pickup.

If the plan is to own an office for future jobs, compare the remaining rent on the current one with the timing of a purchase delivered before year end. Ask JOLT what is possible for your specific unit in writing before assuming the rented office can be bought.

Who signs what on each path?

A rental is accepted under the Rental Agreement Terms through the online reservation or a quote. A lease-to-own plan adds a separate Lease-to-Own Addendum, signed before delivery, and title transfers in writing after the final payment.

A purchase transfers title through a Bill of Sale under section 15 of the Rental Agreement Terms. The Bill of Sale and the delivery record are the two documents your CPA is most likely to ask for when dating a year-end purchase.

Does the answer change from one year to the next?

The structure of the decision does not. In any year, renting fits a defined temporary need, lease-to-own fits a business that wants the office after the job without paying for it at once, and buying fits a business that wants ownership now. The placed-in-service rule, the rent rule and the lease-accounting tests are the same each year.

Two things do move. JOLT's prices are the current figures on the pricing page, and every price above is read from them, so the comparison updates when they change. The IRS indexes the Section 179 figures each year and Congress sets the special depreciation rate, so the tax side should be checked against the current Publication 946 for the year the office will be placed in service.

Year end is also not the only time to buy. An office bought, delivered and set up in spring is placed in service then and serves the whole season; the tax year it falls in is the same one. A purchase planned around the job calendar rather than the tax calendar avoids a rush for a December delivery window.

Revisit the choice when a job's length changes. A rental that has run longer than planned, or a fleet that keeps needing the same office, is a sign to compare the three paths again with that year's figures.

What belongs on a year-end checklist?

Work through these before you place a year-end order:

  1. Decide whether the business needs the office after the current job, and for how long.
  2. Choose the build: Base, Grid-Free or Alpine, or the 40 ft office with bathroom, which has no lease-to-own plan.
  3. Choose the path: rent, a 24- or 36-month lease-to-own plan, or a purchase.
  4. Confirm the delivery address and when the site can receive the office.
  5. Get a written delivery date inside the 2–4 week window and before the end of your tax year.
  6. Send your CPA the quote, the expected placed-in-service date and the year's other equipment purchases.
  7. Ask your CPA which deduction or accounting treatment applies, if any, before signing.
  8. Keep the invoice, delivery record and any Bill of Sale or Lease-to-Own Addendum together in one file.

Steps one to three come first because they hold even if the tax answer turns out differently. Steps four to eight make the timing work when a purchase late in the tax year is the right call.

How do you get a quote with a delivery date?

For a purchase or a lease-to-own plan, use the contact form with the build, the delivery address and the date the site will be ready. Lease-to-own starts there too, because the plan needs a signed Addendum before delivery.

For a rental, the online reservation shows the delivery fee and deposit for your ZIP before you pay. Delivery inside Colorado follows the zone table, Wyoming, Utah, Idaho and Montana follow the published delivery rates, and other states are a written project quote.

The 20 ft purchase page lists what each build includes, and the Colorado sales tax answer covers the tax line on a Colorado invoice.

Questions contractors ask

What is the deadline for an office purchase to count in a tax year?

For a calendar-year business, IRS Publication 946 ties depreciation and Section 179 to the year the office is placed in service, meaning ready and available for its use, so the office must be ready by December 31.

How long does delivery take?

JOLT's standard delivery window is 2–4 weeks from a confirmed order, so an order placed in the last weeks of a tax year can land in the next one.

Does signing a purchase before year end count for that year?

Not by itself; Publication 946 looks at when the office is placed in service, not when the contract is signed or paid.

Is renting the better choice for a short job?

Usually, because rent ends with pickup after the minimum term and Publication 334 generally lets a business deduct rent for property used in the business.

Where does lease-to-own fit in a year-end decision?

It suits a business that wants to own the office without paying the full price at once, but the payments are not deducted as rent, so ask your CPA how the plan is treated.

When does buying overtake renting on price?

On a Base 20 ft office, cumulative rent first passes the purchase price in month 23, before delivery, protection, fees and tax on either side.

Can I buy the 40 ft office on a lease-to-own plan?

No published plan covers the 40 ft office with bathroom; it is sold outright at its published price, and the 24- and 36-month plans cover the three 20 ft builds.

Will JOLT tell me which path saves the most tax?

No. JOLT publishes prices and delivery terms, and your CPA decides which path fits your return and whether any deduction applies.
