What slows a Jacksonville job down

No power on day one

What it costs you

A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

What it costs you

Crews cool off in idling trucks. Afternoons slow down. Plans and laptops sit on the dash.

What JOLT changes

Every office has a mini-split for cooling and heat. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

BRAND puts your logo on two sides of the unit, 24 by 48 inches. $450, one time.

Placing an office in Jacksonville

We help you plan the placement. Here is what Jacksonville asks for. Start with the parcel, not its mailing label. A Duval construction address alone cannot identify every street authority. Mark the office location on your project's current site plan. Note where people will work and where materials will sit. We can compare a 20 ft office with a larger bathroom office. Your Jacksonville reviewer needs to know which use you propose. A cargo-only storage box raises a different occupied-use question. Set aside space for access throughout the construction phase. Give the reviewing desk the same position you share with us.

On a private lot

Jacksonville's Building Inspection Division codes page identifies the eighth edition Florida Building Code (2023). It directs Duval zoning questions to Planning and Development. Ask Building Inspection how an occupied temporary office is reviewed. Include the Jacksonville parcel, proposed dimensions and anticipated occupancy. Describe any electrical connection, rather than saying only “container.” Ask whether building, electrical or fire review applies. For the 40 ft bathroom office, describe the proposed bathroom service. Give Planning and Development the same position and proposed duration. Ask whether the active construction permit addresses the temporary office. An approved building project and its supporting office have different uses.

At a Jacksonville commercial property, draw the required parking spaces. Identify the site's fire access and existing easements. Ask Planning and Development whether an office changes the approved site plan. A separate tool box should appear on that drawing. A 10 ft box may fit a smaller approved rectangle. The 12 ft unit gives a Jacksonville tool crew walk-in access. Both have a man door and a barred window. Compare them against the actual permitted space, not the empty-looking corner. Ask the reviewer whether storage and occupied space receive separate decisions. Keep the landlord involved if the construction area is leased. An address near the Beaches may call for another municipal desk. Identify the governing jurisdiction before submitting a Duval-area plan.

On a residential Jacksonville lot, describe the renovation and intended duration. Ask the zoning desk whether an office or storage box is allowed there. Discuss screening, setbacks and any site-plan requirements for that parcel. Ask Building Inspection about the occupied office separately. The city codes page supplies the applicable building-code starting point. Share the position decision with the property owner. We can discuss a smaller unit if the approved space changes.

On a street or sidewalk

Jacksonville's Public Works right-of-way instructions cite Ordinance Code §744.110. That section addresses disturbing, blocking or obstructing city roads and easements. It also addresses placing construction material in city right-of-way. Ask Public Works Development Services about your proposed Jacksonville curb. Show the actual block, office footprint and occupation period. Explain whether a sidewalk or public entrance is affected. A nearby project's building permit does not settle the curb question. Let the street reviewer identify the proper authorization. Consider a wholly private office position if the street remains unavailable.

The same Jacksonville guidance distinguishes FDOT property from city right-of-way. Private roads and easements beyond city administration also have other authorities. Identify the owner of the exact frontage. A downtown curb can differ from the gate behind the project. Show any turn involving the public road on your site sketch. Mark the boundary between the Riverfront Plaza work area and public circulation. Keep public pedestrian access visible to the reviewing desk. Ask about any temporary obstruction before relying on curbside space.

A Jacksonville airport-area project has its own controlled entrance. Ask its project owner which areas are authorized for construction use. City street permission would not designate an aviation staging area. For an Independent Drive job, map the public sidewalk too. The road improvement and riverwalk work bring different users near the same frontage. Describe the proposed position to Public Works before setting aside a curb. We can compare office and storage footprints against an approved private area. Keep the desk's decision with the plan as work zones change.

HOA and deed restrictions

Ask a Jacksonville HOA or property manager about container placement. Tell them whether the unit is staffed or holds materials. Give the association the intended duration and actual exterior view. Rental Agreement section 5 addresses the customer's site permissions. Keep landlord consent alongside municipal approval. A property's deed easement may cross an otherwise usable pad. Trace that easement on the Jacksonville parcel drawing. Ask its holder about access before settling on the position. If private rules limit a visible office, discuss another approved location. Building Inspection still reviews occupied use under its own process.

For Jacksonville architectural review, Alpine has a matte-black envelope and cedar surrounds. Its covered entry deck changes the space you plan for. Show that appearance to any Jacksonville architectural review committee. Ask whether an association permits the exterior for the work's duration. A residential driveway may be visible from neighboring homes. A commercial loading court may instead have lease restrictions. Keep those private questions separate from Planning and Development's zoning decision. Base and Grid-Free share Alpine's 20 ft office dimensions. Record the final approved position on the construction plan.

Getting the site ready

Choose a firm, level, drained Jacksonville pad. Mark the entrance and the clear path to it. Note gates, turns and overhead obstructions on the site plan. Keep required parking and fire routes usable. A riverfront staging area can overlap public walking routes. An airport-area staging area can overlap controlled circulation. Ask each project owner where its approved construction boundary ends. Make room around the chosen office for the site's normal operations. Keep the path usable through later Jacksonville construction phases. Plan where material stockpiles will move as the project advances.

The 10 ft storage unit fits where a 20 ft cannot. Jacksonville crews needing walk-in access can consider the 12 ft unit. The 20 ft one-trip unit has cargo doors with four lock bars. It also includes a welded lockbox. Jacksonville's 40 ft high-cube option rises 9 ft 6 in above its pad. Its longer footprint needs more room on the site drawing. Match the storage choice to the office's separate occupied-use review. Show both rectangles to the Jacksonville site superintendent. If utilities are planned later, consider Grid-Free's no-shore-power operation. Choose the exact office before asking about service connections.

Where JOLT fits best

A long Jacksonville Concourse B contract may need a field office. Locked material storage can occupy a separate approved spot. We can discuss both units from the JOLT fleet. Tell the project desk what the approved site can hold. An airport contract spanning phases needs a stable office position. Ask the owner how later phases alter the staging boundary. Base suits a powered Concourse B site. Grid-Free offers solar before a shore connection is available. Its 10 kWh battery runs HVAC at the Jacksonville airport. Solar output there depends on sun and load. Ask the site manager which position has workable sky exposure.

A year-long riverfront improvement may also need two distinct spaces. Put the workroom on the approved private site. Place locked tools where crews can reach them without crossing public circulation. The 20 ft storage box's welded lockbox suits materials at this approved riverfront site. A smaller 12 ft crib may preserve room near Independent Drive. The Riverfront Plaza announcement describes several simultaneous work areas. Match each unit to the actual approved construction boundary. We can compare footprints before you settle on an office build. Keep the street decision separate from the private-lot decision.

Built for Jacksonville weather

NOAA's Jacksonville 1991–2020 station normals show a 91.9°F July average high. They show a 42.9°F January average low. Annual precipitation averages 53.40 inches at that station. July alone averages 6.77 inches. Those normals describe climate, not a particular riverfront pad. Mark drainage routes on the Jacksonville plan. Ask the project owner about its wet-weather access procedure. Keep low spots clear when choosing storage positions. Consider where a drained office pad remains useful in July.

At a powered Jacksonville site, Base brings mini-split cooling and heat. The Jacksonville Base connection uses a 50-amp shore-power inlet. Jacksonville field staff also get lights, outlets and vinyl-plank flooring. Discuss the proposed electrical connection with Building Inspection. A 40 ft bathroom office also uses a 50-amp inlet. The bathroom sits at the far end of that Jacksonville office. Ask the project team about appropriate service connections. The unit choice affects the occupied-use details you submit. July heat makes an actual power plan important. A drawn rectangle alone cannot describe that plan.

For a Jacksonville project awaiting utility work, Grid-Free needs no shore power. It adds built-in solar, Starlink and a WATCH camera. The Jacksonville Grid-Free has a 10 kWh battery pack that runs HVAC. On this pad, solar output depends on sun and load. Ask about shading near a downtown tower or airport structure. A sky-exposed approved pad may better suit the solar plan. Alpine carries those same built-in systems. Its covered entry and standing-seam over-roof add another exterior choice. Alpine also has backup heat. Ask the building official about storm preparation at the specific Jacksonville parcel. The city's code desk can discuss anchorage or elevation where applicable.

Who rents JOLT offices in Jacksonville

Aviation construction teams

The Jacksonville Aviation Authority's Concourse B information identifies construction in its bond plans. A Concourse B contractor needs its own approved construction position. Ask the project owner about controlled access and occupancy review. A 40 ft bathroom office could serve a long coordination site. It has mini-split heating, cooling and a 50-amp inlet. Place a separate locked storage box where its owner authorizes one. Describe both units in the project team's site plan. Airport security procedures belong to the actual contract.

Riverfront and public-space contractors

Jacksonville's Downtown Investment Authority announcement describes Riverfront Plaza's first phase. It includes Independent Drive realignment and riverwalk work. The announcement also identifies bulkhead and pedestrian-connection work. A riverfront superintendent needs to preserve public routes beside construction. Choose a private approved workroom position first. A Grid-Free office may serve a site without shore power. For a Riverfront Plaza site, its output depends on sun and load. Discuss any proposed street occupation with Development Services. Keep a separate storage rectangle inside the authorized worksite.

Housing and subdivision crews

The 2024 Census Building Permits Survey highlights count 6,398 authorized Jacksonville–Duval private housing units. That number was 9,708 in 2023. A multi-phase subdivision contractor can plan an office position near the active work. A Base office suits a powered site. A 12 ft walk-in storage box can hold tools separately. Ask Planning and Development about each proposed placement. Keep access on the approved parcel as the subdivision develops.

Existing-building renovation teams

Jacksonville's permit utilization reports distinguish new and existing construction. They separate residential from nonresidential work. A commercial tenant renovation may have little spare yard space. Ask the landlord which loading positions remain available. The 10 ft storage unit may fit a Jacksonville loading court where a 20 ft cannot. A 20 ft office needs its own occupied-use answer. A site with electricity can use Base's shore-power inlet. An unpowered position may call for Grid-Free instead. Draw the fire route before marking either rectangle.

Questions Jacksonville contractors ask

What comes in a JOLT office for a Jacksonville job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Jacksonville?

Ask Jacksonville Building Inspection about permits for an occupied temporary office and its electrical connection. Its codes page identifies the eighth edition Florida Building Code for Duval County. Give Building Inspection the parcel and intended use; ask Planning and Development about zoning for that exact private lot.

Can the office sit on a Jacksonville street?

A Jacksonville street position needs approval from the authority controlling that right-of-way. Ordinance Code section 744.110 addresses obstruction and construction materials on city roads, rights-of-way and easements. Show Public Works Development Services the proposed curb and duration; its city permit does not cover FDOT roads or private roads.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.

How much does delivery to Jacksonville cost?

Delivery to Jacksonville is quoted per project. We route the unit from the nearest JOLT source yard and send a written delivered quote within one business day. It holds for 14 days. Rent is published: offices from $795 a month, storage from $225.

How long can we rent, and can we buy?

Rentals outside the Rockies start at 12 months. You can also buy an office outright or lease-to-own a 20 ft office over 24 or 36 months.
