A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

No cool place to take a break

What it costs you

Crews cool off in idling trucks. Afternoons slow down. Plans and laptops sit on the dash.

What JOLT changes

Every office has a mini-split for cooling and heat. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

BRAND puts your logo on two sides of the unit, 24 by 48 inches. $450, one time.

Placing an office in Austin

We help you plan the placement. Here is what Austin asks for. Start with the site's approved use and exact parcel. An airport construction area differs from a downtown infill lot. Show an occupied office separately from any tool storage. Give Development Services a drawing of the intended ground. Include the property boundary and access point. Ask the property owner to review the same drawing. If the project has several phases, label the phase requiring the office. We can help compare available unit footprints with the approved work area.

On a private lot

Austin Development Services lists onsite construction field offices as possible Temporary Use Permit activities. Its guidance cites Land Development Code section 25-2-921. The activity must be on private property for that application. A scaled site plan and owner permission are requested. The city says to apply at least ten days before the proposed start. Ask whether the particular office qualifies. Show where it sits relative to existing improvements. Put the proposed duration beside the active construction approval. A listed activity still needs a parcel-specific city response.

The Austin review starts with the legally documented property use. Ask Development Services whether the chosen office position is an approved space. Describe any separate storage container honestly as storage. Ask if its accessory use follows another path. The permit-type directory separates different private construction processes. Building reviewers can address an occupied office's structural and electrical questions. Give them its size, power arrangement and intended use. A Base office has a 50-amp inlet for a powered Austin site. Grid-Free requires no shore power at the Austin infill parcel. Make the question specific to the actual Austin site.

For an Austin infill project, check the approved tree-protection area. Ask the city's tree reviewer about a pad or approach crossing it. Draw existing trees and protected ground on the site plan. If an excavation later shifts the office position, return to the reviewing desk. A small vacant rectangle beside a storefront may already have another approved purpose. Ask whether a 10 ft storage box could fit a different authorized spot. It offers walk-in access where a 20 ft box cannot fit. The zoning answer should cover the actual unit mix.

On a street or sidewalk

Austin Right-of-Way Management guidance identifies a Temporary Use of Right of Way Permit for closures. Ask the office about the specific curb and sidewalk. Describe a momentary unloading stop separately from ongoing office occupation. Show any lane, parking or footpath affected. Ask about the private-property Temporary Use Permit separately. If an intersection complicates access, add it to the drawing. Austin's public-space reviewer needs the whole proposal.

Downtown Austin work can have no private frontage beyond a narrow entrance. Mark the actual curb position on the approved work plan. Ask whether the office can remain in public space. If it cannot, discuss a private position with the owner. A 20 ft office occupies less length than the bathroom office. That size difference does not settle the street permit. Ask the public desk first. A neighboring tenant's permission addresses its own property, not city space. Keep those answers separate for the superintendent.

HOA and deed restrictions

For an Austin driveway, describe the ongoing construction work to Development Services. An office serving an active remodel differs from household overflow storage. Ask how the parcel's zoning and existing approvals affect either use. Put the intended use and dates in the city question. Then ask the HOA about any private restrictions. On a leased Austin site, get the landlord's position in writing. Show the association the same proposed footprint submitted to the city. A city approval and an association's approval address distinct controls.

Alpine's cedar surrounds and matte-black mountain envelope can go before an Austin design committee. Show that exterior to any Austin architectural committee. Its covered entry deck should appear on the placement sketch. Ask if the committee has appearance or screening conditions. Ask Development Services whether an adjusted position still fits the approved site plan. A residential street may add another public-space question. Keep the curb boundary visible on the association drawing. We can compare another office build if a private design rule changes the proposed location.

Getting the site ready

Mark firm, level, well-drained ground on the Austin plan. Note overhead obstructions and the clear approach. Ask the project manager where future excavation will occur. A curb installed later can change access to the office. A tree-protection boundary may change the usable route. Share any changed approach with the city's tree reviewer. Keep a site contact who knows the approved position. Identify an available path throughout the work phase. A summer storm makes drainage more than a drawing detail.

The Austin 12 ft tool crib offers a barred window beside its man door. At another Austin pad, the 20 ft storage box offers a welded lockbox on cargo doors. The 40 ft high-cube box reaches 9 ft 6 in tall on an approved Austin site. Compare the units with the actual open ground. Show an office pad and storage pad separately. If a driveway has space for only one, ask the owner which function matters most. A narrow infill site may call for a shorter box. We can help match the footprint to the reviewed position.

Where JOLT fits best

A long Austin airport package can need both a workroom and locked material storage. An Austin workroom and its storage box come from the same fleet. Tell the project desk about every unit the job needs. A Base office suits an airport work area with shore power. Grid-Free suits an approved area without it. A 20 ft locked box can keep supplies separate from meetings. Ask the airport project authority where each unit may stand. Several work packages can share a campus without sharing one staging approval.

Austin infill renovations also benefit from a steady workspace over many phases. A Journey With AUS construction parcel and a downtown storefront need different site plans. Put the office and storage positions on the relevant plan. A 12 ft crib may save space near a tenant entrance. A bathroom office belongs only where its larger footprint and services fit. Think through later utility and landscape work before marking the long-term pad.

Built for Austin weather

NOAA's 1991–2020 Austin-Bergstrom normals report a July average high of 96.1 °F. The airport station's January average low is 37.7 °F. Its July precipitation normal is 2.16 inches. These station figures help frame Austin seasonal planning. Check the NWS Austin–San Antonio climate records and current forecast. Keep the approved approach drained during wet work phases. Plan the office power choice before summer occupancy.

Base provides Austin crews with mini-split heating and cooling. Its shore-power inlet calls for a site electrical plan. Grid-Free adds POWER solar and a 10 kWh battery pack that runs HVAC. On an Austin site, solar output depends on sun and load. Its built-in WATCH camera and CONNECT Starlink serve the Austin work area. An Austin parcel with changing shade needs that exposure considered. Alpine offers an Austin site a covered entry deck and backup heat. The 40 ft office includes an enclosed bathroom and mini-split. Compare each choice with the site's approved utilities and available ground.

For Austin supplies, the 20 ft one-trip box has four lock bars. Its welded lockbox is included. A 10 ft walk-in box suits a smaller approved pad. Before July rains, ask where runoff crosses the staging area. Identify ground that remains reachable after stormwater work advances. The office and storage positions may face different drainage questions. Put both on the drawing taken to Development Services. Keep tree-protection boundaries on that version too.

Who rents JOLT offices in Austin

Airport arrivals-hall teams

The Journey With AUS program describes a multi-year expansion. It includes an Arrivals and Departures Hall replacing the Red Garage area. That work can need a staffed coordination room. A Base office suits an authorized powered staging position. Locked storage can hold supplies separately. Ask the airport authority about the approved work-area plan. Mark where both units fit without affecting passenger paths.

Airfield and concourse contractors

The same airport program describes a proposed Concourse B with 26 gates. It also describes midfield taxiways. Those are distinct construction areas. Ask each package manager about the authorized gate and pad. Grid-Free can serve a site before shore power is ready. For this Austin airfield office, its battery runs HVAC, while output depends on sun and load. A 20 ft storage box serves separate material needs on approved ground.

Airport utility crews

The AUS expansion also includes a central utility plant. Electrical and storm-drainage improvements cross other work phases. A utility superintendent may need office space away from excavation. A compact 12 ft crib can preserve space near the reviewed pad. Ask the project authority where future trenches will pass. Show the proposed office on the latest staging drawing. A position suitable this month may change with the next utility package.

Infill commercial renovators

An Austin storefront refit can have a constrained curb and an approved tree plan. Ask Development Services how a temporary field office fits that parcel. Ask Right-of-Way Management about any public-space use. A 20 ft Base office suits arranged shore service. A 10 ft walk-in box may fit a smaller private storage position. Keep both uses clear in the site-plan request. A lengthy renovation benefits from meetings indoors and tools in locked storage.

Questions Austin contractors ask

What comes in a JOLT office for a Austin job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Austin?

An Austin onsite construction field office may need a Temporary Use Permit. Development Services lists field offices among eligible private-property activities under Land Development Code section 25-2-921. Show that desk a scaled site plan, the proposed duration and property-owner permission. Ask building reviewers separately about the occupied office.

Can the office sit on a Austin street?

An Austin street position needs Right-of-Way Management's approval. Its Temporary Use of Right of Way Permit addresses closures, but ask which authorization covers your specific office position. Describe any lane or sidewalk impact and distinguish a brief unloading stop from a stationary unit. We can discuss a private-lot position while that review proceeds.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.

How much does delivery to Austin cost?

Delivery to Austin is quoted per project. We route the unit from the nearest JOLT source yard and send a written delivered quote within one business day. It holds for 14 days. Rent is published: offices from $795 a month, storage from $225.
