What slows a Little Rock job down

No power on day one

What it costs you

A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

No cool place to take a break

What it costs you

Crews cool off in idling trucks. Afternoons slow down. Plans and laptops sit on the dash.

What JOLT changes

Every office has a mini-split for cooling and heat. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

BRAND puts your logo on two sides of the unit, 24 by 48 inches. $450, one time.

Placing an office in Little Rock

We help you plan the placement. Here is what Little Rock asks for. Mark the actual Pulaski County parcel before choosing an office. A downtown renovation and an airport package have different site controllers. Identify whether the proposed position is private, project-controlled or public space. Show the occupied office separately from any storage box. Take the same drawing to the relevant city reviewers. We can compare the unit sizes against your available area. Keep the decisions with the construction plan. If the site lies outside city limits, identify its governing office first.

On a private lot

The Planning and Development application list distinguishes planned zoning, conditional use and special use. Ask Little Rock staff which process fits the actual parcel. Describe the occupied office and any electrical connection. Show the proposed position beside existing parking and loading areas. Ask building-permit staff about temporary structures and site-plan review. A permit for the main building may require a separate placement discussion. Give reviewers the job address and intended office use. A cargo box for tools poses a different use question. Mark that box on the same parcel drawing. Keep the written answers available if the job layout changes.

For a downtown Little Rock infill job, measure the private area behind the frontage. A narrow curb cut may leave less room than a property map suggests. Show Planning the office rectangle and route onto the lot. Ask about any remaining parking required by the site plan. Identify the space other tenants use for loading. A 40 ft office might consume the entire approved work area. A 20 ft office leaves another possible configuration. We can compare those footprints once the property owner marks its limits. Ask the building reviewer whether the chosen unit's occupied use changes approvals. Return with an updated drawing if the footprint moves.

At Clinton National Airport, ask the airport property controller for the allocated staging area. Its improvement program update describes additional parking and geothermal wellfield work. Ask the airport manager to mark your contract's pad. Show the airport project manager the office and storage positions. Ask which gate and work boundaries apply to the specific contract. A city review may still apply to an occupied office. Ask Planning and Development about that question for the actual parcel. Keep the airport's access answer distinct from the city's land-use answer. Select a unit only after both positions are clear.

On a street or sidewalk

The City of Little Rock Public Works department maintains streets, traffic systems and drainage. Ask Public Works about any proposed curb, lane or sidewalk occupation. Explain whether space is used briefly or holds the unit. Draw the public-private boundary along the actual downtown frontage. Mark nearby driveways and pedestrian entrances. A property owner's consent covers the owner's land, not city space. Planning and Development handles the private-parcel use question. Ask Public Works which authorization fits a street-facing office. Keep its answer beside the proposed position on the plan.

Little Rock's planning application list includes right-of-way abandonment. Ask Public Works which Little Rock public-space application fits. Give the Public Works staff the intended location instead of choosing an unrelated application. On a downtown commercial block, note existing loading activity. Identify whether a shorter storage unit changes the proposed curb footprint. Even a small box needs an answer about public-space use. A sidewalk may have its own circulation needs. We can compare a wholly private placement if public occupation is unavailable. Ask the property controller whether that alternative remains accessible through construction.

An airport package presents another kind of boundary. The airport improvement update identifies projects, not a publicly available staging curb. Ask the airport authority where the contractor may operate. If the proposed position touches a Little Rock city street, ask Public Works separately. Keep a marked drawing of the permitted airport gate. Note any public sidewalk outside that gate. An assigned work parcel and a public road are different kinds of permission. The person managing airport access should identify the contracted work area. If work shifts to another parking phase, revisit the position. Tell us the revised authorized space when comparing units.

HOA and deed restrictions

Ask a Little Rock landlord whether a temporary office fits its lease. Obtain consent for the actual pad, not merely the building address. An HOA may review a storage box on a residential driveway. Give it dimensions, exterior appearance and the intended period of use. Check for easements crossing the preferred position. Mark shared gates used by adjacent tenants. Keep the landlord's response beside the city's parcel decision. A downtown leased lot can have private rules about outside storage. Ask whether those rules distinguish an office from a tool box. We can compare a smaller storage footprint after the owner marks restrictions.

The Alpine office has a matte-black envelope and cedar surrounds. It includes a covered entry deck. Show those features to a Little Rock property manager reviewing appearance. Ask whether the deck occupies space needed for another use. A favorable architectural answer differs from Planning's use decision. On a Pulaski County residential renovation, ask the association about driveway access. Keep neighbors' shared access on the drawing. For an airport contract, the airport's site-control terms replace any assumption about open paved space. Ask the project manager which part of the paved area the contract permits. Review private boundaries before submitting the city inquiry.

Getting the site ready

Mark a firm, level, drained Little Rock office pad. Draw the path from the authorized entrance to that position. Note buried utilities and overhead lines. Downtown, mark street furniture beside the curb cut. At the airport, draw the designated gate and work-area edge. Check whether planned paving will alter the available approach. Keep the approved parking and pedestrian paths clear. Identify who can point to the position on placement day. Ask the project controller about later work around that pad. Revisit the path if an excavation or new curb changes access. Store the updated sketch with the site's approvals.

The 10 ft storage box can fit a constrained Little Rock pad. Its man door and barred window suit a smaller tool area. A 12 ft crib offers another walk-in format. For 20 ft storage, consider one-trip cargo doors with four lock bars. That Little Rock unit also has a welded lockbox. Its cargo doors need usable access. A 40 ft high-cube reaches 9 ft 6 in at Little Rock sites. Compare that height with overhead clearance at the site. Base has a 50-amp inlet for shore power. Ask the Little Rock site's electrician about the connection. Show occupied office use to Planning rather than treating it as storage.

Where JOLT fits best

The Clinton National Airport program lists additional parking as work in progress. A contractor with an authorized year-plus package may need a field workspace. Place the office on its assigned staging rectangle. Put locked tools in a second, approved storage position. JOLT's fleet offers the airport package both office and storage choices. Tell our project desk what the Little Rock contract needs. Ask whether a later parking phase changes the gate. Grid-Free suits a work stage lacking shore power. A 12 ft walk-in box may fit a smaller area beside it. Use the airport manager's actual placement plan.

On a long downtown redevelopment, street frontage may be more constrained than land area. Ask Public Works about proposed public-space occupation. Ask Planning about the private office position. Keep a 10 ft tool box within its separate approved footprint. A Base office fits a downtown Little Rock site with planned shore power. If the lot needs a bathroom office, compare the 40 ft footprint first. Tell us which parts of the parcel remain after tenant access is marked. A site sketch can keep a multistage project consistent. Revisit the sketch as new walls or curbs change the approach.

Built for Little Rock weather

NOAA's 1991–2020 Little Rock Adams Field normals put July's average high at 91.7 °F. January's average low is 30.9 °F. Its monthly precipitation normals total 50.42 inches a year. January normal snowfall is 1.1 inches. Those are airport-station observations, not a forecast for downtown. Plan cooling for summer field meetings. Plan a drained route into the office after rain. The airport's paved work area still needs its own drainage check. A downtown vacant lot may have different ground conditions. Ask the parcel owner where water collects.

Base supplies mini-split heating and cooling for a powered Little Rock site. The Little Rock Base office has lights, outlets and a 50-amp shore-power inlet. Ask an electrician to plan that connection. Grid-Free needs no shore power for an early airport work stage. Its built-in WATCH camera can serve a Clinton National Airport worksite. CONNECT Starlink and POWER solar come with that office too. The 10 kWh battery runs HVAC; Little Rock sun and load affect output. Check shade from future parking structures near the proposed position. A spot with open sky today may change during redevelopment. Match the unit to the actual site rather than an airport-wide description.

At a Little Rock January entrance, Alpine offers a covered entry deck. Little Rock crews also get its backup heat and standing-seam over-roof. A covered entry may suit a frequently visited January field office. For larger Little Rock sites, the 40 ft bathroom office has mini-split heat and cooling. It requires a longer approved rectangle and shore connection. Ask Little Rock's building staff about the specific occupied position. Ask the site's fire authority whether access review applies. Keep winter access available around stored materials. Mark where crews can walk after a wet day. Ask Little Rock's building staff about the parcel's structural requirements.

The 20 ft storage box keeps cargo behind four lock bars and a lockbox. A 10 ft walk-in unit may suit a tight downtown lot. Rain changes how easily crews reach either one. Put the storage entrance away from standing water. Keep a path to the office clear after airport paving work shifts. Draw the approved tool position beside the approved staff position. Ask the site controller to review both. Keep materials from blocking the designated gate. Little Rock's summer heat makes an occupied cooled office valuable. Storage remains a separate tool-space decision.

Who rents JOLT offices in Little Rock

Airport parking contractors

The Clinton National Airport update lists additional parking in progress. It describes parking as an initial phase for passenger and employee spaces. An authorized parking contractor may need an office for plans and coordination. Ask the airport manager about its designated staging area. Grid-Free can serve a phase before shore power is established. Put tools in a separately approved 12 ft box. Keep the chosen area outside later paving work. A completed curbside canopy is not a current parking assignment.

Geothermal wellfield teams

The same airport program update describes geothermal wellfield work. Its wider plan includes a central utility plant. A wellfield subcontractor could use a Base office on a powered assigned parcel. A 20 ft one-trip storage box offers locked cargo space. Ask the airport controller which gate serves that package. Mark the work boundary before selecting either footprint. A published program does not identify the contractor's parcel. Reassess access if the wellfield phase advances.

Downtown infill contractors

The city Planning applications distinguish several land-use reviews. A downtown renovation contractor should ask which applies to its parcel. Show Planning the occupied office and separate tool position. A compact 10 ft box might preserve existing loading access. Base suits a downtown Little Rock pad with a planned shore connection. Ask Public Works about any curb occupation beside that lot. Keep the final plan aligned with the permitted private footprint. Review it when a new wall changes access.

Questions Little Rock contractors ask

What comes in a JOLT office for a Little Rock job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Little Rock?

Yes, a Little Rock occupied office may need parcel-specific building or zoning approval. Ask Planning and Development about the proposed use, dimensions and electrical plan. Its applications distinguish planned zoning and conditional or special uses, but staff can identify the right review for your address. Bring the approved site plan and proposed office position.

Can the office sit on a Little Rock street?

Only after Little Rock authorizes that particular public-space position. Ask Public Works, which maintains city streets and traffic systems, about the proposed curb, lane or sidewalk. Explain whether the space is used briefly or holds a stationary office. Take private-lot placement questions separately to Planning and Development.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.
