What slows a Tulsa job down

No power on day one

What it costs you

A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

What it costs you

Crews cool off in idling trucks. Afternoons slow down. Plans and laptops sit on the dash.

What JOLT changes

Every office has a mini-split for cooling and heat. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

Placing an office in Tulsa

We help you plan the placement. Here is what Tulsa asks for. Begin with the parcel and its controller. A Tulsa mailing address can describe a county site outside city limits. Mark the proposed office and storage locations separately. Give the governing planning desk the occupied use. Bring the same drawing to the project owner. Ask which gate and pad your crew can use. We can compare unit footprints with that authorized space. Keep the public street separate from the private work area. Tulsa's right-of-way process answers a distinct placement question.

On a private lot

Ask Tulsa Development Services about the parcel's zoning and occupied-office use. Give staff the proposed duration, dimensions and utility plan. Tulsa's infrastructure development guidance distinguishes site infrastructure work from public street cuts. It says utility street cuts in public right-of-way need separate review. Show where any office service would cross the property line. Describe a cargo box as materials storage, not workspace. Ask whether existing approved parking or drainage occupies the proposed pad. A vacant corner on a Tulsa plan may still serve a required function.

The Oklahoma Uniform Building Code Commission's IBC adoption record shows 2018 and 2024 entries. Ask Tulsa's building official which edition and amendments govern your occupied office. Bring a drawing that includes power and any bathroom service. Ask about building, electrical and fire review for the proposed installation. Ask Tulsa about the occupied use of a movable office. If the parcel lies outside Tulsa's municipal boundary, find the governing county or other municipality. Ask that office the same site-specific questions instead.

Beale Infrastructure's October 2025 Project Clydesdale announcement described a Tulsa County campus. It described a planned five-year initial build-out and utility improvements. A contractor there should identify its authorized project gate and staging position. Ask the campus owner which utility work may change the proposed pad. Describe any field office separately from a locked storage unit. A nearby parcel may have a different controller and permit jurisdiction. We can help compare office choices after the project's usable area is marked.

On a street or sidewalk

Tulsa's minor right-of-way construction application explicitly lists “temporary use of street.” The Tulsa form also cites Titles 35 and 11 of the Revised Ordinances. Bring Public Works your proposed curb activity and ask which category fits. Give staff the street segment and proposed dates. Show whether a vehicle only stops or the office stays at the curb. Those activities affect a Tulsa street differently. Mark the pedestrian route beside the work area. A utility street-cut approval may cover another activity. Record the answer for the office's actual street position.

The city's East 21st Street rehabilitation notice described work from South Yale to South Sheridan. Its November 2025 completion target is historical. A road contractor on a similar corridor needs stable staging away from moving work. Ask where the project's private laydown area sits. If a sidewalk or curb must be occupied, present that plan to Public Works. Show where pedestrians pass any temporary street activity. The roadwork's published scope does not identify your unit's position. Keep the pad approval separate from the right-of-way decision.

Tulsa's South Sheridan rehabilitation notice described 91st-to-101st Street improvements. It mentioned sidewalks, crossings and school travel. On a similar street job, show the city each proposed public-space occupation. An authorized private lot can keep an office away from shifting traffic work. Ask which entrance stays available as crossing work progresses. Bring a drawing of the lot and its connection to the public street. We can compare a shorter storage box if the approved area is limited.

HOA and deed restrictions

For a Tulsa residential remodel, ask the zoning desk about a driveway position. Check whether that address lies inside Tulsa city limits. Give any HOA the unit's dimensions and exterior appearance. Ask the property owner for consent to the exact placement. A landlord may also control a tenant's proposed laydown area. Keep its approval with the municipal or county response. Mark easements, shared drives and utility access on the drawing. Ask an easement holder about a position crossing its area. A Tulsa neighbor's open driveway does not expand the project parcel.

On a leased Tulsa commercial lot, ask which stalls the tenant may use. Bring the owner a plan showing office and storage separately. An architectural committee may ask what the exterior looks like. Tulsa's Alpine option presents a matte-black mountain envelope framed by cedar surrounds. Its covered entry deck affects the Tulsa position drawing. Show those features to the committee if its rules address appearance. A private design decision is different from Tulsa's occupied-use review. Ask both reviewers about the actual planned position. We can compare Base or Grid-Free if the committee favors another exterior.

Getting the site ready

Mark the Tulsa site's approved pad and its access path. Note any overhead wires, parked equipment or active utility trenches. Prepare firm, level ground that drains after rain. Keep the approach clear of planned pavement or curb work. Show the site controller where the office would sit. Ask whether later construction phases need that same rectangle. A Tulsa County technology site may change its internal access as utilities expand. Update the drawing if the project gate moves. Keep tool storage and staff entry practical within the approved positions. Share the revised office plan with the governing desk when needed.

For Tulsa tools, 10 ft storage pairs a barred window with a long-side man door. For a slightly longer Tulsa pad, the 12 ft crib offers one barred window and man door. Either can serve a shorter Tulsa-approved tool area. A Tulsa 20 ft one-trip box offers four cargo-door lock bars. Its welded lockbox protects the locking point. The 40 ft high-cube box rises to 9 ft 6 in. Mark a full position for the selected box. Ask whether the site plan has room for an occupied office too. Tell us the sizes you want to compare.

For a powered Tulsa pad, Base offers a 50-amp inlet. Have the Tulsa project's electrician plan its actual connection. Grid-Free can serve that Tulsa pad before shore service exists. Its battery runs HVAC from a 10 kWh pack; Tulsa sunshine and office load affect output. The 40 ft bathroom office needs an approved longer position. Discuss its bathroom services with the site controller. Mark the actual office dimensions on the plan sent to Development Services. A utility project may need an office before site service is ready. We can compare the options against your power schedule.

Where JOLT fits best

The Project Clydesdale announcement described a multi-year Tulsa County build-out. A contractor on a long approved package may need a working office. A separate locked box can secure its materials. Ask the campus owner to mark both staging positions. Tell our project desk every unit that work needs. Office and storage can come from the same JOLT fleet. Grid-Free serves an authorized pad without shore power. Built-in WATCH camera, CONNECT Starlink and POWER solar suit this Tulsa County comparison.

The South Sheridan roadwork notice shows how crossings affect a street job. A longer road package benefits from stable off-street office space. Ask the project owner where crews can work away from moving lanes. A 12 ft tool crib may fit a smaller approved lot. Base suits a private position with planned shore power. Ask Public Works about any curb use separately. Share the selected office and box footprints with the lot controller. A stable pad lets Tulsa crews keep drawings and tools together through successive phases.

Built for Tulsa weather

NOAA's Tulsa International Airport normals give a July average high of 93.6 °F. January's average low there is 28.0 °F. July precipitation averages 3.76 inches at the airport. These long-period station averages inform planning, not the conditions at a particular pad. Check drainage on the actual Tulsa lot. After rain, review the project's approved access path. Ask Tulsa's building official about storm preparation for an occupied temporary structure. Keep the power plan tied to the office's actual position.

For Tulsa summer and winter, Base provides mini-split cooling and heat. Its 50-amp shore-power inlet needs a planned connection. On a Tulsa site awaiting service, choose Grid-Free without shore power. Its battery pack holds 10 kWh and runs HVAC; sunlight and loads affect output. Tulsa's Grid-Free includes WATCH camera, CONNECT Starlink and POWER solar. Alpine offers Tulsa crews backup heat. Its covered entry deck sits beneath a standing-seam over-roof. The 40 ft bathroom office includes mini-split heat and cooling. Ask an electrician about its shore-power connection.

An East 21st Street crew may have changing access as work progresses. A Tulsa County campus may have utility trenches near an initial pad. Ask the site controller which route remains usable after rain. Keep the approved position away from drainage low spots. Mark any changed access plan for the governing reviewer. We can help compare office footprints after the Tulsa project's power and ground conditions are clear.

Who rents JOLT offices in Tulsa

Tulsa County campus contractors

Beale Infrastructure's Clydesdale announcement described a five-year initial build-out. It also described public utility upgrades. A campus contractor may need a staffed field office through several phases. Ask the owner which Tulsa County gate and pad serve that contract. Grid-Free suits an approved site without shore power. A separate 20 ft one-trip box offers locked cargo storage. Bring both positions to the governing permitting desk.

East 21st Street rehabilitation crews

Tulsa's January 2025 East 21st Street notice covered Yale-to-Sheridan work. The announced November 2025 target is historical. A crew on comparable moving work can seek stable private staging. Base suits a pad with planned shore power. A 12 ft tool crib offers walk-in storage. Ask Public Works about any separately proposed public-space use. Keep office placement distinct from the moving street segment.

South Sheridan sidewalk teams

The city's South Sheridan announcement described sidewalks and crossings. It located work between 91st and 101st Streets. An authorized private work area could hold a project office. Ask the owner whether that area survives later crossing work. A Grid-Free office avoids a shore-power requirement. A small 10 ft box can use a shorter approved tool position. Show Public Works the pedestrian path for any proposed street activity.

Tulsa commercial renovation teams

A Tulsa commercial remodel may occupy only part of a leased lot. Ask the landlord which parking and service spaces belong to the work. Give Development Services the actual office occupancy and parcel. An approved 20 ft Base office suits a planned power connection. The 12 ft walk-in crib offers separate storage for tools. Ask whether the remodel's next phase changes either position. We can compare an office-and-box layout against the owner's marked lot plan.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Tulsa?

Possibly; ask Tulsa Development Services how your occupied office and proposed utility connection will be reviewed. Bring its dimensions, use, parcel and site plan. Ask Tulsa's building official which code edition applies. If work affects public space, discuss Tulsa's separate right-of-way process too.

Can the office sit on a Tulsa street?

Only with Tulsa's approval for that specific street use. Tulsa's application cites Titles 35 and 11 and includes a temporary-use-of-street category. Ask Public Works whether that category fits the office's location and duration. Show staff the curb, loading activity and a clear pedestrian route.
