What slows a Richmond job down

No power on day one

What it costs you

A rented generator, fuel runs and noise all day. Our estimate for a Base office run on a generator, with fuel runs, internet and a camera, is $2,308 a month.

What JOLT changes

Grid-Free carries roof solar, a 10 kWh battery, Starlink and a camera. The battery runs the heat and A/C. $1,495 a month. Nothing to refuel.

No cool place to take a break

What it costs you

Crews cool off in idling trucks. Afternoons slow down. Plans and laptops sit on the dash.

What JOLT changes

Every office has a mini-split for cooling and heat. Grid-Free runs it from its own battery.

Tools that walk off at night

What it costs you

Equipment theft costs U.S. contractors an estimated $300 million to $1 billion a year (National Equipment Register and NICB). Most of it is never recovered.

What JOLT changes

One-trip steel storage with a welded lockbox. WATCH adds a solar LTE camera with motion alerts for $129 a month. It comes built in on Grid-Free and Alpine.

Nowhere to meet the owner or the inspector

What it costs you

Walkthroughs happen on a tailgate. Plans ride on a truck seat.

What JOLT changes

A clean, lit office with a plan table (READY), Starlink for plans, email and video calls, and your logo on the door.

Three offices. Pick the one your site needs.

Your name on the job

Owners, neighbors, inspectors and your next hire see the site every day. The office is the building they see.

BRAND puts your logo on two sides of the unit, 24 by 48 inches. $450, one time.

Offices from national chains carry the chain's name. A JOLT office carries yours.

Placing an office in Richmond

We help you plan the placement. Here is what Richmond asks for. Draw the intended office pad on the actual parcel. Show any storage box as a separate position. Downtown infill streets can limit the public approach. The Diamond District has changing construction phases. Ask the property owner which entrance remains available. Ask Planning about the parcel's approved uses. Ask Public Works about any curb or sidewalk occupation. We can compare office sizes once the authorized space is marked.

On a private lot

Speak with Richmond Planning and Development Review about the proposed parcel. Describe whether the site is a commercial redevelopment or residential renovation. Show the occupied office and separate storage position. Ask whether the current development plan allows temporary construction uses. Discuss parking, setbacks, screening and site-plan conditions. A vacant-looking strip may serve another planned phase. At the Diamond District, ask which infrastructure area the project owner has released. Keep the office outside another trade's material zone.

Virginia DHCD says the 2021 Uniform Statewide Building Code took effect January 18, 2024. Ask Richmond's building official about the specific occupied installation. Describe shore-power work for a Base office. If considering the 40 ft bathroom office, describe its planned connection. Ask which building, electrical or plumbing review applies. Give Planning and the building desk the same site drawing. A state code framework and a local land-use decision answer different questions. Record both decisions for the site manager.

A residential Richmond driveway calls for an address-specific answer. Ask Planning whether the box or occupied office fits that parcel. A commercial downtown compound may have different parking conditions. Mark the proposed pad relative to required spaces. On a shared lot, ask the owner who controls the gate. A 20 ft office needs less length than the 40 ft build. We can compare those options against approved available space. Keep the later exit route in the same sketch.

On a street or sidewalk

Richmond Public Works addresses mobile portable storage containers in its right-of-way guidance. Closing city right of way for a POD or storage container calls for a work-in-streets-and-alleys application. The department requests a sketch of the proposed position. Label the street, sidewalk and nearby features. Give the distance to an intersection or fixed object. Ask the Right of Way Division about an occupied office specifically. A storage category does not describe workers using a field office.

Public Works says its application process usually takes approximately ten working days. Treat that as the department's published estimate. Ask about the proposed Richmond block and duration. Distinguish unloading on a street from leaving a container there. Show both activities if your private lot has a curb-dependent approach. Label hydrants, poles and street trees on the sketch. A signed private-lot agreement cannot authorize a lane closure. If street occupation is unavailable, consider an approved private position. We can compare a shorter storage footprint with that position.

HOA and deed restrictions

Ask the Richmond landlord about a temporary office on a leased redevelopment parcel. An HOA can set its own rules on a residential lot. Show the design and proposed duration to the relevant party. Ask whether a recorded easement crosses the intended pad. A downtown alley may serve several properties. Keep neighbors' access visible in the placement plan. Bring the plan to both the association and Planning when both review it.

Alpine's matte-black mountain envelope and cedar surrounds are specific features to show a design committee. Its covered entry deck also needs room on the drawing. Ask whether those features fit a Richmond frontage requirement. A plain 20 ft Base office may suit a less visible compound. A small storage box can occupy a separate approved rear area. Ask the landlord whether that area shares a loading route. Keep the office and box out of another tenant's required parking. We can review alternate sizes if the deed or lease narrows the footprint.

Getting the site ready

Walk the Richmond entrance with the site manager. Check alleys, parked vehicles, hydrants and overhead services. Mark underground utilities before selecting a pad. Prepare firm, level, well-drained ground on the Richmond parcel. Draw a clear route from street to resting position. Identify the person authorized to receive the units. Rental Agreement section 5 describes pad, access and approval requirements. Keep the current project drawing with the site plan. At an infill site, revisit the route as material stacks change the space.

A 10 ft storage unit can fit a shorter Richmond staging strip. Its man door and barred window support walk-in access. For a Richmond infill compound, consider the 12 ft crib with its man door and window. The 20 ft one-trip unit brings cargo doors, four lock bars and a welded lockbox to Richmond. The 40 ft high-cube box needs a longer approved position. Draw each candidate footprint instead of assuming a longer box always helps. Keep pedestrian and vehicle circulation clear.

At the Diamond District, a future street grid may change current access. Ask the owner which construction gate remains available next season. Downtown Richmond can add another complication: an alley shared with operating businesses. Put both arrival and later exit paths on the site plan. A newly built wall can close a previously usable turn. Discuss that sequence before placing the office behind work in progress. Let Public Works review any proposed public occupation. Let Planning review the private resting pad.

Where JOLT fits best

Richmond's Diamond District announcement describes infrastructure work at the Sports Backers Stadium parcel. A long redevelopment package needs a consistent place for plans. A separate 20 ft box offers a welded lockbox for tools. Ask the owner which future phase changes the current entrance. Tell the project desk which office and storage sizes fit the Richmond site. Keep both positions in the construction drawings.

Base works for a Richmond pad with planned shore power. Grid-Free needs no shore connection at its position. At this Richmond pad, its battery powers HVAC. Available sunlight and office load affect solar output. Alpine provides a covered entry for a frequently visited wet site. A 40 ft bathroom office asks for a longer powered pad. A 12 ft tool crib can preserve maneuvering room behind an infill frontage. On a year-long Richmond project, plan for changed grades and gates. Select the office and box around the full work sequence.

Built for Richmond weather

NOAA's 1991–2020 U.S. Climate Normals overview explains long-term temperature and precipitation baselines. A Richmond construction week's rain can differ from a normal. Check drainage after a site is excavated. An infill lot may have only one practical entrance. Keep that entrance firm after wet weather. Ask the grading manager where runoff will pass. An office pad should not occupy the project's low collection area. Keep a future exit route on the revised grading plan.

A Diamond District work front can change as infrastructure progresses. The city's May 2026 announcement describes a future street grid and public parks. Those plans make today's open ground temporary. Ask the owner where a field office can remain throughout your assignment. A private Richmond lot may offer shore power. Another may await electrical work. Ask the building official about any site-specific temporary-structure conditions.

Base's mini-split provides heat and cooling on a powered Richmond parcel. Grid-Free includes solar, Starlink and a camera for a Richmond site. Its included battery pack stores 10 kWh and runs HVAC. Sunlight reaching the Richmond pad and office load determine solar output. Review shade from nearby buildings on a downtown pad. Alpine adds backup heat, standing-seam over-roof and a covered entry. Its features may suit a busy entrance during rainy weather. A 40 ft bathroom office uses a 50-amp shore-power inlet. Match the proposed office to the site's power plan. Keep storage on its own approved pad.

Who rents JOLT offices in Richmond

Diamond District infrastructure crews

Richmond's May 2026 announcement allows partners to begin Sports Backers Stadium parcel infrastructure work. A Base office can support supervisors where temporary shore service is planned. A 20 ft one-trip box keeps tools in a separate approved location. Ask which gate remains available when utility phases move.

Future street-grid contractors

The same Diamond District announcement describes a future street grid. Contractors need a stable occupied position outside future road alignments. Grid-Free can serve an authorized pad without shore power. Its battery powers HVAC at the Richmond work front. Solar output depends on local sun exposure and electrical load. A 12 ft storage crib can preserve space near changing construction entrances.

Sports Backers Stadium parcel teams

The city agreement announcement identifies the Sports Backers Stadium site. Different teams may need office and tool positions during infrastructure phases. A 40 ft bathroom office can serve a suitably large powered compound. A separate 10 ft box can fit a smaller approved storage strip. Ask the owner which part of the parcel your contract controls.

Downtown infill remodel crews

Richmond Public Works requires a position sketch for a POD closing city right of way. Downtown remodel contractors should separate the private office pad from any public approach. A 20 ft Base office suits a powered private compound. A 10 ft walk-in box can help on a short approved staging area. Ask the Right of Way Division about any curb occupation shown on the sketch.

Questions Richmond contractors ask

What comes in a JOLT office for a Richmond job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Richmond?

Possibly; ask Richmond Planning and Development Review about your private parcel and the building official about occupied and electrical use. Virginia's 2021 Uniform Statewide Building Code supplies the construction framework, but the city reviews the actual installation. Show both desks the office location, proposed duration and connection plan.

Can the office sit on a Richmond street?

Only with Richmond Public Works authorization for the proposed right-of-way occupation. Its Right of Way Division describes a work-in-streets-and-alleys application for a POD or storage container. Tell staff when the proposed unit is an occupied office. Provide a sketch labeling street, sidewalk, nearby fixed features and distance to an intersection or other fixed object.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.
