Placing an office in Long Beach

We help you plan the placement. Here is what Long Beach asks for. Identify who controls the actual construction parcel. A city curb, port gate and airport work area have different gatekeepers. Send us the contractor's intended pad and access drawing. Show which unit people will work in. Mark any separate box used for tools. The site's owner can identify the approved work rectangle. Public Works can address occupation of city streets. The Permit Center can review the private occupied unit. Treat each as its own conversation. A unit fitting between two lines on paper also needs reachable doors. We can compare sizes after those limits are clear.

On a private lot

The city's Permit Center offers Building and Planning counter services. Building addresses building, electrical, plumbing and mechanical plans on private property. Ask how its staff classifies the occupied temporary office. Show the position, expected use and intended connections. For a 40 ft bathroom office, ask about the bathroom's service plan. Ask Planning whether the staging use fits the parcel. Label any locked storage separately. A Harbor-area commercial pad has its own constraints. A Belmont residential driveway presents another question for the Permit Center. Keep the city's responses with the worksite drawing.

The 2025 California Title 24 edition took effect January 1, 2026. It includes the California Building Code. Take the actual Long Beach office use to the building reviewer. Also mark parking, exits and any fire access. An airport project's approved staging rectangle may change with concourse work. A port contractor's internal gate permission is another question from city land-use approval. Ask the property operator where the office may remain. Include the storage box and its usable door aisle. A 12 ft walk-in box may fit a narrower permitted area. A 40 ft office calls for a longer clear position.

On a residential job, show the entire Long Beach driveway. Ask whether temporary storage displaces required parking. Ask whether an occupied construction office follows the same path. If the property is leased, include the owner's permission. If the site is commercial, identify its existing approved circulation. A storage box beside a building must remain reachable during later paving. Ask whether a site-plan change is needed for the office. We can discuss a smaller unit if the remaining private pad is tight. A 10 ft storage box has a man door and barred window. Keep its access on the drawing.

On a street or sidewalk

Long Beach Public Works publishes permits and guidelines, including a right-of-way application. Ask which process covers a stationary office on the proposed street. Give the desk the actual block, duration and sidewalk layout. Explain if the position instead stays fully on private property. Unloading across a public walkway is worth describing separately. Keep pedestrian movement and adjoining access marked. A Belmont-area curb can serve beach visitors as well as contractors. A harbor entrance can have a different traffic pattern. Ask Public Works about the proposed street occupation.

Los Angeles County Public Works' temporary container program covers county right-of-way. A Long Beach city curb goes to its own Public Works desk. Check the parcel and frontage before contacting either. For port work, ask the port operator about the authorized contractor entrance. Ask city Public Works separately about an outside city curb. For airport work, ask the airport project operator about its secured work area. Use the same position drawing in both conversations. We can adjust the unit choice around the approved private footprint.

HOA and deed restrictions

A Long Beach owner can impose conditions beyond a city permit. Ask the landlord whether an office may occupy the construction pad. For a residential remodel, show the HOA the temporary position and intended duration. Identify any shared driveway and its other users. Long Beach reviewers see cedar surrounds and a matte-black exterior on an Alpine office. Show those finishes to the association if considering that build. Its covered entry deck uses additional site space. Ask whether a visibility or setback condition affects that position. Keep the owner's written answer with the city's. Ask Building separately how it reviews the occupied Long Beach office.

Near Belmont Shore, a property manager may need beach-facing access kept open. Near an airport commercial site, another tenant may use the same service entrance. Mark those paths before agreeing on a container position. Ask about easements behind the proposed pad. A 20 ft box's cargo doors need an accessible end. A 12 ft crib's man door offers another storage choice. Compare each against the area the owner actually releases. An association may distinguish a closed tool box from a staffed office. Tell it which is which. If the owner changes the staging location, update the Permit Center inquiry.

Getting the site ready

Walk the Long Beach approach with the site superintendent. Mark the approved gate, active work front and resting pad. Prepare a firm, level surface with drainage. Identify overhead obstructions and stored materials near the entrance. Trace the route through later construction phases. Paving, rail work and concourse changes can alter access. Make sure the site's contact knows which approved position is current. Show workers how they will reach the office and tool box. Keep public paths outside the placement plan. Ask Public Works about any public-space use along the approach.

If a harbor work area already has shore power, Base has a 50-amp inlet. Its mini-split provides heat and cooling. For an approved pad without shore power, Grid-Free needs no shore connection. At the harbor, its battery runs HVAC; sun and load affect solar output. It includes solar, camera and Starlink. For Pier B tool storage, consider the 20 ft box. Its cargo doors have a welded lockbox and four lock bars. The 40 ft high-cube box has a 9 ft 6 in height to consider at the harbor gate. Draw access for the chosen unit, not only its footprint.

Where JOLT fits best

A long Pier B rail assignment needs a consistent place for coordination. Its crews may also need locked material storage. Tell the JOLT project desk which office and box the approved site accommodates. They come from the same fleet. For a concourse program, identify which work phase controls the gate. A temporary desk should remain available across that phase. A separate tool crib belongs where crews can reach it from their authorized work area. Keep its doors clear of changing material stacks. Ask the site owner whether both positions survive later paving or utility work.

The Port of Long Beach project list includes Pier B rail work. Ask the Pier B owner for its current staging plan. At the Long Beach Airport concourse enhancement, controlled entries shape the choice. A compact 20 ft office may leave more circulation than the 40 ft bathroom build. On a spacious, approved fixed pad, the bathroom office offers an enclosed room at the far end. Ask the Permit Center about the occupied use. Choose the storage box around the remaining access. For a long Long Beach job, that sequence can keep the workroom useful as construction progresses.

Built for Long Beach weather

NOAA's Long Beach Daugherty Field normals put July's average high at 81.4°F. January's average low is 46.9°F. January's normal precipitation is 2.89 inches. July's is 0.05 inch. The twelve monthly values total 12.02 inches. Ask the harbor project operator where winter runoff collects. Place office and storage entrances along usable approaches. Keep a drainage path outside the office work area. Return to the site drawing when nearby grading changes.

Base's mini-split supplies heat and cooling on a powered Long Beach pad. Grid-Free's 10 kWh battery runs HVAC without shore power. At a Long Beach harbor pad, sunlight and office load determine its solar output. Built-in WATCH camera and CONNECT Starlink serve an approved remote work area. At a Belmont worksite, Alpine's standing-seam over-roof accompanies its covered entry and backup heat. The owner can review its exterior against site conditions. Ask Building about any site-specific occupied-structure requirements. For storage, keep cargo-door access away from ponding and paving spoil. A 10 ft or 12 ft walk-in box can suit a constrained pad.

Who rents JOLT offices in Long Beach

Harbor rail construction teams

The port lists Pier B and other infrastructure work. Ask the port project owner about the active phase. A Pier B contractor may need a field office near an approved work front. A locked 20 ft storage box can hold site tools. Its four lock bars and welded lockbox are listed features. For Pier B staging without shore power, Grid-Free offers an alternative to Base. Keep both positions on the owner's current logistics drawing. Ask which gate remains accessible when rail construction shifts.

Airport concourse crews

Long Beach Airport announced its concourse enhancement in April 2026. Passenger circulation and construction entrances require the operator's direction. Ask which approved parcel holds a staffed workroom. A Base office fits a powered position. A separate 12 ft walk-in box can keep tools near the work area. Mark each on the airport contractor's site plan. Keep the public passenger route outside the chosen approach. Ask the airport operator which secure gate serves the approved office pad.

Belmont waterfront contractors

The city announced its Belmont Beach & Aquatics Center construction contract in January 2026. A waterfront site can have construction and public access side by side. Ask the project operator for the actual approved staging rectangle. The 20 ft office can serve site meetings there. A 10 ft box may preserve space for other work. Ask Public Works about any use of the public curb. Keep the storage entrance clear during later grading. Set both units inside the approved area.

West Long Beach bridge teams

The city's Shoemaker Bridge replacement project includes associated roadway changes. A bridge crew needs a work area away from moving public traffic. Ask the project owner where an occupied temporary desk fits. Grid-Free may suit a staging pad awaiting shore power. Put a tool box where its doors remain accessible as lanes change. Describe any city street occupation to Public Works. Keep the bridge site's staging and pedestrian plans visible to everyone selecting units. A longer assignment benefits from a stable office position.

Questions Long Beach contractors ask

What comes in a JOLT office for a Long Beach job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in Long Beach?

Ask the Long Beach Permit Center's Building and Planning counters about your occupied temporary office. Building reviews building and utility plans on private property; Planning can address the parcel's construction use. Bring the proposed location, intended occupancy and service plan. A port or airport project also needs permission from its site operator.

Can the office sit on a Long Beach street?

A Long Beach street position calls for Public Works review before an office occupies the curb. Its right-of-way permit service can identify the application for your proposed block and duration. Show the sidewalk path and explain whether the box remains or only crosses public space. Ask separately about access through a secured port or airport gate.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.
