Placing an office in San Francisco

We help you plan the placement. Here is what San Francisco asks for. Start with the address, not the neighborhood alone. A Potrero Hill lot may have a private staging area. A downtown renovation may have only a loading frontage. Show the usable parcel on your project drawing. Mark where the office would remain during construction. Mark any separate storage position as well. We can help compare those positions with the available unit sizes. Give the city the actual occupied use, rather than describing everything as storage. Keep the response for the particular San Francisco address with your site plan.

On a private lot

Ask San Francisco Planning whether an occupied temporary office is allowed at your parcel. Describe its relationship to the underlying construction work. Give Planning the proposed duration and parcel zoning. Ask whether the office changes an existing approved site plan. A Potrero industrial property presents a different land-use question from a residential driveway. Ask whether required parking or emergency access limits the proposed position. Show the separate storage box too, if the site needs one. Ask Planning how it classifies storage at that address.

Bring the same proposal to the Department of Building Inspection. Ask whether an occupied container needs building or temporary-structure approval. Ask which adopted California building-code provisions apply to this San Francisco installation. Include the unit dimensions, occupancy and intended electrical connection. An active permit for the main building does not automatically settle the office question. Ask about any fire-review questions for the occupied position. Put the resulting approved location on the current construction drawing. If phases shift the laydown area, return to the reviewers with the revised position.

The Public Works storage-container guidance concerns public space, not private-parcel zoning. Distinguish the two questions when describing the job. A private lot avoids leaving the unit on a public sidewalk. It can still contain easements, parking spaces and access lanes. Walk through those constraints with the property manager. We can discuss a 10 ft storage box when the larger storage footprint conflicts with the approved area. On this San Francisco lot, its long-side man door and barred window support tool access.

On a street or sidewalk

San Francisco Public Works requires a mobile-storage permit for street or sidewalk occupancy. Public Works cites Article 15, Section 726 of its code. That process covers short-term storage while items are loaded and transported. Its permits go to authorized companies, rather than the general public. Ask Public Works which authorization addresses an occupied construction office. Describe a unit that stays through the job differently from a brief unloading activity. A permitted parking space is not automatically a long-term office position.

The Public Works page specifies a roadway placement parallel to the curb. The container stays within the parking-lane frontage. Its outer edge can be no farther than eight feet from the curb face. Sidewalk placement needs the Director's permission. Public Works specifies a four-foot pedestrian path there. In commercial or heavily traveled areas, that width rises to six feet. Those measurements describe the mobile-storage permission. Ask the desk how your actual proposal is classified before drawing a curbside office.

The authorized operator needs an annual permit and a location permit. A location permit lasts no longer than seven days. The operator requests that location at least three days beforehand. The property owner posts no-parking signs at least 72 hours ahead. Those short periods matter near Potrero Yard's staged construction frontage. For a longer office use, explore an approved private pad first. Ask Public Works about any separate authorization if the only option is public space. Keep sidewalk circulation visible on every revised staging drawing.

HOA and deed restrictions

Ask the San Francisco landlord or property owner about temporary structures. Get its approval for the selected parcel position. On a managed property, ask whether an HOA or architectural committee controls the exterior. Its consent is separate from Planning's answer. Show the committee the selected build and actual location. Alpine has a matte-black envelope and cedar surrounds. That Alpine build's covered entry deck changes this San Francisco placement drawing. Ask how that extra occupied area fits any private restrictions. Discuss visibility from shared paths without assuming screening is allowed.

A residential driveway may cross a shared access area. Mark any easement on the San Francisco parcel drawing. Ask its holder about the proposed occupancy. Show the proposed storage location separately. A landlord's permission for renovation does not necessarily cover outdoor storage. Check the lease's use and duration language with the owner. Keep that answer alongside the city's permit decision. If an approved position changes during construction, seek consent for the new one. We can compare a shorter storage box against the revised private footprint.

Getting the site ready

Draw the San Francisco route from the property entrance to the prepared pad. Identify slopes, overhead obstacles and narrow gates. Show the exact position that the owner and city reviewed. Prepare a firm, level location with drainage. Mark the space needed for ordinary pedestrian access around the office. Keep fire circulation and neighboring entrances available. Identify the person authorized to indicate the placement position. Keep the same access path open when the project ends. Potrero lane restrictions can change during a long construction phase.

A 12 ft storage unit works as a walk-in tool crib. For this San Francisco tool area, its man door and barred window occupy the long side. On a Potrero job, the 20 ft one-trip box has cargo doors. The Potrero box has four lock bars and a welded lockbox. The San Francisco 40 ft high-cube stands 9 ft 6 in tall. Choose between these after marking the usable private footprint. For a powered San Francisco compound, Base uses its shore-power inlet rated at 50 amps. Ask the site's electrical professional about that connection. A separate bathroom-equipped office also needs site utility planning. Keep the chosen product description consistent across property and city reviews.

Where JOLT fits best

Consider a Potrero corridor contract stretching across several construction phases. A working office can stay with the project's approved private compound. A locked storage box can serve materials in the same compound. JOLT can supply both for this Potrero corridor assignment. Tell our project desk every unit the San Francisco job needs. A year-long job gives you time to plan both footprints together. Place the office where later phases preserve access. Place storage where its doors remain usable as materials move.

The Potrero Yard Modernization Project illustrates changing street conditions. The project describes work near Mariposa, Bryant, 17th and Hampshire. A construction drawing can therefore age quickly. Review the current phase with the site operator. Grid-Free needs no shore connection at that pending-service Potrero position. Its battery runs HVAC; Potrero sunlight and office load affect output. A Base office suits a prepared powered pad. We can help compare those options once you identify the approved position.

Built for San Francisco weather

NOAA's downtown San Francisco normals put July's average high at 66.3°F. January's average low is 46.6°F. The twelve monthly precipitation normals total 22.89 inches. July alone averages 0.01 inch. Those figures describe the downtown station during 1991–2020. A waterfront worksite may experience a different exposure. A hillside staging area may drain differently from a flat downtown lot. Use the climate record to plan wet-season access, not a parcel-specific prediction.

Summer work can leave the San Francisco pad looking dry. Prepare drainage for the rainy part of the job too. Keep the approved entrance accessible when surface conditions change. A long Potrero assignment may begin in a dry month and end in rain. Ask the site manager where runoff crosses the compound. Keep a storage door clear of that route. The office position should work across the planned construction phases. Revisit the drawing if excavation changes the site's grades.

The Base office offers mini-split heat and cooling on shore power. For a San Francisco site without that connection, Grid-Free carries built-in solar. Its 10 kWh battery pack runs HVAC at the San Francisco site. Sunlight and load determine its output there. The San Francisco Grid-Free build includes WATCH camera and CONNECT Starlink. In San Francisco, Alpine adds backup heat to the Grid-Free build. It also adds a standing-seam over-roof and covered entry. These choices concern power and use, not a promise about a particular hillside storm. Ask Building about any site-specific structural questions.

Who rents JOLT offices in San Francisco

Potrero Yard construction teams

The SFMTA Potrero Yard project anticipates work through 2030. It identifies changes near Mariposa, Bryant, 17th and Hampshire streets. Ask the project operator which compound can host an occupied office. A Grid-Free unit suits a reviewed position before shore power is available. Its built-in WATCH camera can serve the field-office arrangement. A separate locked box can hold project tools. Keep its proposed position inside the approved staging area. Check the current lane arrangements with the owner as phases change.

Airport facility contractors

SFO's current-projects page describes boarding areas and facilities work. An airport project's owner controls its gate and staging footprint. Ask whether the assignment is airside or landside. A 40 ft office with bathroom suits an approved, powered compound needing that room. In the SFO proposal, its enclosed bathroom is at the far end. Confirm site utilities with the project manager. A 20 ft storage box offers four lock bars and a welded lockbox. Show both positions on the airport operator's staging drawing.

Waterfront and downtown remodel crews

An occupied office on a San Francisco downtown renovation needs a parcel-specific answer. Ask Planning about a private position before considering the curb. A smaller 10 ft storage box can preserve scarce approved space. Its walk-in man door serves a tool-access plan. On a waterfront site, identify the actual owner-controlled access area. Ask Building how the occupied use is reviewed there. Base fits when shore power is planned. Use READY for a plan table, two chairs and a whiteboard. Keep those work meetings within the approved site position.

Longer housing construction programs

A San Francisco housing contractor should establish its active permit and staging boundary. Ask the project's manager which private parcel remains available throughout construction. A staffed office may be useful through several housing phases. A separate 12 ft crib can serve a smaller approved materials area. Its long-side man door supports frequent access during that San Francisco housing job. If the project uses a managed residential property, check private covenants. Ask Planning about parking and temporary office use there. We can compare the approved footprints before you choose the office build.

Questions San Francisco contractors ask

What comes in a JOLT office for a San Francisco job?

Every 20 ft office has heat and A/C, lights, outlets, a vinyl-plank floor, a 36-inch steel door and two barred windows. Grid-Free adds roof solar, a 10 kWh battery, Starlink and a camera. Offices rent from $795 a month.

Can the office run before the site has power?

Yes. Grid-Free runs its heat and A/C, lights, outlets and Starlink from roof solar and a 10 kWh battery. Output depends on sun and load. It rents for $1,495 a month.

Can we put our logo on it?

Yes. BRAND applies your logo in 24 by 48 inch vinyl on two sides of the unit. $450, one time.

Do I need a permit for a jobsite office in San Francisco?

Possibly: ask San Francisco Planning about the parcel's allowed use and the Department of Building Inspection about an occupied temporary structure. Give both desks the address, footprint, planned occupancy and duration. Ask them to review the office alongside the main construction permit.

Can the office sit on a San Francisco street?

Ask San Francisco Public Works before proposing any occupied office on a street or sidewalk. Its Article 15, Section 726 mobile-storage process concerns short-term loading and transporting, with location permits lasting at most seven days. Ask which authorization, if any, addresses your proposed office and its full duration.

What does the site need before delivery?

A firm, level pad, a clear path for the truck, and a person on site to show the driver where it goes. Tell us about gates, slopes and overhead lines when you ask for the quote.

How much does delivery to San Francisco cost?

Delivery to San Francisco is quoted per project. We route the unit from the nearest JOLT source yard and send a written delivered quote within one business day. It holds for 14 days. Rent is published: offices from $795 a month, storage from $225.
